The existing lease still runs for another 90 years.

This 766Ha farm of which 500Ha is cleared arable land which is currently planted to pasture, boasts with
3km river frontage on the perennial Mkushi River, with a dam (water storage) and water rights of 12,500
cubic meters/day (sufficient for 240Ha of wheat irrigation).

With an average of 900mm annual rainfall and an elevation of 1,300m it is ideal for the production of
high-quality pastures, wheat, barley, maize, pecans and citrus.

The entire farm is fully fenced internally (4 strand barbed wire) and externally (6' game fencing) and
skilled labour as well as a large pool of unskilled labour is available from local villages in the vicinity.

Electricity, cell phone signal from both Airtel and MTN networks is available

The farm is 11km from The Great North Tar Road, and 25km from Mkushi Boma (town) as well as only
4km from Chengelo School (school, dairy, butchery shop). Furthermore, it is approximately 400km North
of Lusaka and 250 from the Copperbelt where there is an international airport.

The seller is willing and able to assist with sourcing of any skilled and unskilled labour, community
relations, installation of irrigation etc. And as a long-time farmer and resident, as well as his long-term
involvement with the Farmers Union, is well positioned to assist with any number of matters.
At present, there is no accommodation or buildings on the farm, but for the interim, a large fully
enclosed and electrified shed and two bedroomed cottages can be made available at a nominal rent to
the purchaser if required by the seller on his adjacent farm.

An additional 110Ha adjacent cleared and planted to pasture farm can be made available to add to the
purchase of this farm.

The addition of this 110Ha would comfortably allow for the installation of a minimum of 350Ha of
centre-pivot irrigation plus additional drag line irrigation.
