RE : Proposal to Lease

Dear Mr. Chua,

On behalf of our client Mr. Wong, represented by Mr. Joseph Ong, this letter is submitted as Proposal of
the general terms that our client would enter into an agreement to lease. Should be these terms be in
line with what you are seeking in a lease of the property. we would move forward with lease
agreements. These terms include the following:

1. Lessee : Food Supplies

2. Property : # 105 Dangay st. Veterans Village, Project 7 Quezon City

3. Description : 1,000 sqm Lot Area with Warehouse

4. Use : Cornstarch Storage

5. Commencement : After Renovation

6. Monthly Rental : 120,000

7. Lease Terms : 5 - 10 years

a. We would like to proposed humbly in your good heart (5) years without escalation, due
to the repairs, renovation and other additional reinforcements required to strengthen
the structures integrity and total cleaning declogging of the pipes, drainage and others.

b. We would like to know as well in your generosity how many months you will give us to
totally repair everything. Before we begin our monthly rental.

c. And for us Agents, in your kind heart is it possible for us to receive 5 months
commission as a reward, finding a fitting client who has capacity to pay and lease a long
term business with you.
