Deed of Absolute Sale: Vendor With My Conformity
This Deed of Absolute Sale is made, executed and entered into by and between:

WITNESSETH:
That the herein VENDOR is the absolute owner of a parcel of residential land, which
is a portion of Lot 621, Cad 627-D, consisting an area of 317 square meters, more or less,
covered by Tax Declaration No. 21-001-01428, and situated in Barangay Bagumbayan,
Masbate City, Masbate, with the following boundaries: on the North, by Lot 620; on the
South, by Osmeña Street; on the East, by Lot 619; and on the West, by Lot 622;
That the VENDOR acquired the subject property from his parents, Prince William
Arthur and Kate Middleton Arthur, and siblings/co-heirs, through a Deed of Extrajudicial
Settlement of Estate With Simultaneous Waiver of Five (5) Parcels of Unregistered Land
dated 19 April 2016, entered in the Notarial Book of Notary Public, Atty. Lost Angeles, with
Doc. No. 111; Page No. 24; Book No. 152; Series of 2016; and
That for and in consideration of the sum of Three Million One Hundred Seventy
Thousand Pesos (Php3,170,000.00), in cash paid in full and delivered by the herein
VENDEE, the receipt whereof is hereby acknowledged by the VENDOR, by these presents,
the VENDOR does hereby SELLS, CEDES, TRANSFERS AND CONVEYS the above
described property, including all the improvements found therein, absolutely and irrevocably
in favor of the VENDEE, his heirs and assigns, free from any liens and encumbrances of
whatever sort and nature.
IN WITNESS WHEREOF, parties have hereunto set their hands, this 20 May 2022 in
Masbate City.

BEFORE ME, a Notary Public, for and in the City of Masbate, this 20th day of May

Incorporation constituting of three (3) pages, including this page where the acknowledgement
is written, and they acknowledged to me that the same is their free act and voluntary deed.
