DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That WE, ROBYN ANN A. PAGADUAN, of legal age, single and a resident
of Brgy. Del Pilar, Zaragosa, Nueva Ecija and MA. CARMINA PAGADUAN
TAPANG, of legal age, married to FERNANDO TAPANG, Filipino and a resident
of Brgy. Del Pilar, Zaragosa, Nueva Ecija, are two (2) of the three (3) co-owners
of that certain real property more particularly described and bounded as
follows, to wit:

“A PARCEL OF LAND (LOT 2-B OF THE SUBDIVISION PLAN (LRA)


PSD-354576, APPROVED AS A NON-SUBDIVISION PROJECT,
BEING A PORTION OF LOT 2-PSU-114612 L.R.C. RECORD NO. E.
PAT. ), SITUATED IN THE BARRIO OF CONCEPCION,
MUNICIPALITY OF ZARAGOZA, PROVINCE OF NUEVA ECIJA,
ISLAND OF LUZON. BOUNDED ON THE NE., POINTS 3 TO 4 BY
MUNICIPAL ROAD (10.00 M. WIDE); ON THE SE., AND THE NE.,
POINTS 4 TO 6 BY LOT 2-A; ON THE NE., POINTS 6 TO 7 BY LOT 2-
C, ALL OF THE SUBDIVISION PLAN; ON THE SW., POINTS 7 TO 8
BY THE PROPERTY OF JUANA AQUINO; AND POINTS 8 TO 1 BY
THE PROPERTY OF REGINO AQUINO; AND ON THE W., AND NW.,
POINTS 1 TO 3 BY THE PROPERTY OF FERNANDO AQUINO, LOT
4, PSU-12536. CONTAINING AN AREA OF ONE THOUSAND
SEVEN HUNDRED SEVENTY EIGHT (1,778) SQUARE METERS
MORE OR LESS.”

That for and in consideration of the amount of TWO MILLION


(P2,000,000.00) PESOS, Philippine Currency, hand paid and that receipt of
which is hereby acknowledged to our full and entire satisfaction from LIBERTY
A. PAGADUAN, of legal age, single, Filipino and a resident of Brgy. Del Pilar,
Zaragosa, Nueva Ecija, by these presents WE hereby sell, cede, transfer and
convey by way of absolute sale unto said VENDEE, his/her heirs assigns,
executors and administrators all our rights and interest over our respective
undivided shares in the above described property subject of this deed
consisting of one third (1/3) portion for each VENDOR.

That further, we are the absolute co-owners of the land described above
and hereby warrant our rights and title with full right to dispose of the same,
free from all liens and encumbrances and that henceforth, full right of
ownership and possession shall pertain to the VENDEE over the said property.
