INDUSTRIAL MAINTENANCE (effectiveness, efficiency and productivity)
By: JHONNY ZURITA GONZALES
Set of standards and techniques established for the conservation of the machinery and
facilities of an industrial plant, so that it provides better performance in the longest
possible time, maintenance has undergone transformations with technological
development; At the beginning it was seen as corrective activities to solve failures, they
were carried out by the machine operators; With the development of the machines, the
maintenance departments are organized not only in order to solve failures but also to
prevent them, act before the failure occurs. At this stage, there are already personnel
dedicated to studying the period in which the failures occur with the In order to prevent
them and guarantee efficiency to avoid breakdown costs, maintenance should not be
seen as a cost but rather as an investment since it is directly linked to production and
efficiency. efficiency and productivity, the construction, design and modifications of the
industrial plant must be taken into account, as well as the information of the equipment,
tool and supplies necessary for maintenance.
Maintenance has undergone transformations with technological development; At the
beginning it was seen as corrective activities to solve failures. Maintenance activities
were carried out by machine operators; With the development of the machines, the
maintenance departments are organized not only in order to solve faults but also to
prevent them, act before the fault occurs, at this stage there are already personnel
dedicated to studying in what period the faults occur with the in order to prevent them
and guarantee efficiency to avoid costs due to breakdowns.
Currently, maintenance seeks to increase and make production more reliable;
Preventive maintenance, predictive maintenance, proactive maintenance, computer-
aided maintenance management, and reliability-based maintenance appear.
The objectives of maintenance can be summarized in: Guarantee the regular operation
of facilities and services, avoid premature aging of the equipment that forms part of the
facilities and Achieve both goals at a reasonable cost. Maintenance's mission is to
continuously implement and improve the maintenance strategy to ensure maximum
benefit to our customers through innovative, economical and safe practices.
Maintenance within the industry is a fundamental axis for the conservation of
equipment and facilities, which allows me to maximize production. Maintenance
provides reliability, efficiency and productivity to the industry, the results are evaluated
in quantity and quality of product. The equipment and facilities of an industry are
subject to various types of maintenance, which can be corrective, predictive or
preventive, each of these are applicable in the proportion that it requires. Currently
maintenance is one of the biggest concerns in the industry, it has been entrusted to
qualified personnel dedicated to this task. In the present we talk about maintenance
models that are applied to the different equipment; These models propose clear and
precise goals, focused on the functional axes of the company. Failure analysis and its
criticality give light to the planner to make decisions that contribute to good operation,
performance and above all that minimize the cost of applying maintenance to this or
that element. In general, the electrical professional is within the maintenance area, so
the knowledge of this subject provides an easily applicable tool to maintain the
electrical equipment and machinery that are in their charge.
