PROFILE OF TROPICAL COAST PROPERTIES LLC

HISTORY
We have been providing real estate services since 2011, including: Property management, short-
and long-term rentals and representation of sellers and buyers. We started working from our home
the first years and were only focusing in Rincón. With the growth of our company, we understood the
need to rent an office space where we could have a better exposure. Therefore, in 2016 we opened
our offices in Bo. Puntas Road 413 K, 4.1 in Rincon. Thanks to the prestige that we created; we are
also selling properties in all Puerto Rico as we currently have eight real estate brokers working in our
office to provide a service of excellence.
MISSION
We understand that the process of buying or selling a property can be stressful and a very important
step in any person's life. That is why, as a Real Estate company, it is our mission to provide a quality
and excellent service to our clients as professional intermediaries providing guidance and a complete
service for those who wish to sell, buy or rent real estate. We look forward to giving our clients
confidence to see us as the best solution when it comes to needing a service in real estate.
VISION
We will achieve our mission with a true commitment to our customers, doing our work with respect,
ethics, integrity, and honesty. We will also stay informed about changes in the market, new strategies
and always maintaining the best academic and professional preparation, and above all having
empathy with the needs of each client.

Why work with a Real Estate Broker?

• The Real Estate Broker is obliged to take care of the interests of the seller.
• They are independent agents, who work for the seller and act on their behalf as their
representative.
• Real estate agents are consultants, representatives, advisors, mediators, counselors,
specialist in qualification, among others. The real estate agent will literally take you by the
hand, from start to finish.
• The real estate agent knows the real estate law in Puerto Rico.

When selling a property, you must prioritize the following:

• Obtain the best-selling price.
• Sell the house in the shortest period possible.
• Sell the house with as few complications as possible.

A real estate professional can:

• Provide you with up-to-date information about what is happening in the real estate market. This
includes financial changes and similar properties that are on the market.
• Be your market advisor, knowing how and where to market your property.
• Suggest repairs or upgrades to increase the possibility of selling your home.
• Provide access to real estate marketing sites.
• Offer your property among other real estate professionals, and among other possible buyers.
• Investigate, in advance, the background of potential buyers and schedule showings to qualified
candidates.
• Guide you through the negotiation details to obtain a closing!

We offer you the following services:

• Regularly inform you of everything that has been done to achieve the sale of your property.
• Accelerate the closing process by advising you of the necessary documents and helping you to
obtain them with the different agencies and professionals.
• Show the property to prospective buyers.
• Carry out negotiations with prospective buyers.
• Keep escrow account all the earnest deposits received.
• Work on buyer's qualification process.
• Provide the best marketing.
• Inform you on how to prepare the property to attract more potential buyers.
• Honesty and professionalism in our services.
• Guide you in the legal sale process.

How we market your property

Different internet platforms are used to reach as many people as possible in and outside Puerto Rico.
As part of our service, a professional photographer is used, and if needed an aerial
photography/video taken by a "drone" is used. This helps buyers to see better the size and
neighborhood of the property. The internet pages that we use to market our listings are Zillow,
Point2Homes, Realtor.com (which syndicates to many other pages worldwide), MLS, Clasificados
Online, Craigslist, Facebook, Instagram and our web page (https://www.realestaterinconpr.com).
Additionally, we place pamphlets in the sixty (60) properties that we manage for long term rentals,
and we announce ourselves in the magazine "El Coquí" in Rincón. In our social media we have over
20,000 followers.

Tips when listing your property

It is crucial to understand the importance of the house being in optimal conditions so that the buyer
who visits the property for the first time can clearly see the space and potential that the property has.
The sentimental value that the seller may have should not overshadow this sense of commitment
when preparing his property for potential buyers. Some tips would be:

1. Buyers are attracted by properties ready to move. That is, properties that have the least
amount of work needed.

2. If the house has any problems, it is advisable to use an inspector and obtain an estimate of
the repairs needed.

3. Small repairs such as: doors that do not close properly, windows that need to be sealed,
cracks in concrete, leaking sinks or filtration, painting or roof sealing, are recommended
beforehand to prevent buyers to use these issues as an excuse to give lower offers. This
will help the seller to obtain the best possible price for his property.
4. Cleaning the all the mess around is very important. The kitchen area, bathrooms, decorations
that occupy large spaces, are simple things that can be done without any investment and
that have a big impact when it comes to showing the property.

5. It is recommended to do a deep cleaning that shows the property is well taken care of. You
would not want to buy something smells bad or looks dirty, therefore the impression of home
odors, stained walls, dirty windows, and pets, affect and scare away buyers. The garage area
and lighting are also important. Do not forget the patio, which is often neglected.
