CONTRACT OF LEASE

This Contract of Lease is entered into by GERALDINE LIWANAG of 107 6 th Street, 12th Avenue,
Caloocan City, Filipino of legal age otherwise known as LESSOR and MARK CHRISTIAN SORIANO, ARRIE
VERZANO, JACK ROLAND PASCUAL, ALECK DE GUZMAN, PAOLO ALMALVEZ, Filipino, of legal age,
hereinafter called the LESSEE, to wit:

1. The premises to be lease shall be at 107, 6th Street, 12th Avenue, Caloocan City.
2. TERMS: The term of the lease contract shall be for 6 months, starting August 8, 2022 up to February 8,
2023. The lease shall automatically terminate upon the expiration of its term or for any violation committed
by lessee under this contract. This lease may be renewed under such terms and conditions as may be
mutually agreed by both parties. A written notice of intention to renew the lease should be submitted to the
LESSOR not later than thirty (30) days prior to the expiration of the term of lease stipulated herein. Failure
to submit a written notice within the prescribe period would mean non-renewal of this contract.
Should the LESSEE choose to terminate, he shall notify the LESSOR at least one month ahead.
3. PAYMENT: The monthly rental of the leased premises shall be in the amount of P 13,000.00 net of
withholding taxes, payable before, on or after every 8th of the month not exceeding one (1) week thereof.
Said rental shall be effective August 8, 2022.
4. LATE CHARGE: Furthermore, in case of default by the LESSEE to pay any monthly rental or changes of
any utility at the date said rental is due and/or in case of breach of any or all conditions covenants or terms
of this contract by the LESSEE, then this Contract of Lease may be terminated by the LESSOR at its option
and shall have the following recourse;
a. The right to turn off all utilities serving the unit.
b. The right to eject the LESSEE from the premises and recover from the LESSEE the rents due.
5. SECURITY DEPOSIT: LESSEE cannot elect to use the security deposit as the last month’s rent. LESSEE
must pay the last month’s rent when it comes to due.
The security deposit can be used only at the “natural expiration” of the lease to pay for:
 Damage to the property;
 Other unpaid debts limited to utility bills
 And Cleaning.
LESSOR should return the security deposit and/or provide the LESSEE with an accounting for any
deductions withheld from the return of the deposit within 45 days from the day the LESSEE vacates the
premises. LESSEE should give the LESSOR a forwarding address to which the check for the return of the
deposit is to be mailed.
6. All utility bills or service charges for water, electricity, telephone and other utilities on the leased premises
shall be for the account of the LESSEE up to the actual date when the LESSEE vacates the leased premises
in accordance with the covenants and conditions of this lease.
Violation of or failures to comply with any of the terms and conditions of this contract shall entitle the
LESSOR to automatically rescind/ terminate this contract without prejudice to claiming damages against
the LESSEE.

PROHIBITIONS

7. DESTRUCTION OF PREMISES: If the premises become totally or partially destroyed during the term of
this Agreement so that LESSEE use is seriously impaired, LESSOR may terminate this Agreement
immediately upon three day written notice to the other.
8. CONDITION OF PREMISES: LESSEE acknowledges that he has examined the premises and that said
premises, all furnishings, fixtures, furniture, plumbing, heating, electrical facilities, all items listed on the
attached property condition checklist, if any, and/or all other items provided by LESSOR are all clean, and
in good satisfactory condition except as may be indicated elsewhere in this Agreement. LESSEE agrees to
keep the premises and all items in good order and good condition and to immediately pay for costs to repair
and/or replace any portion of the above damaged by LESSEE, his guests and/or invitees, except as
provided by law. At the termination of this Agreement, all of above items in this provision shall be returned
to LESSOR in clean and good condition except for reasonable wear and tear and the premises shall be free
of all personal property and trash not belonging to LESSOR. It is agreed that all dirt, holes, tears, burns,
and stains of any size or amount in the carpets, drapes, walls, fixtures, and/or any other part of the
premises, do not constitute reasonable wear and tear.
9. The LESSEE shall not bring into, use or store in the leased premises any flammable or explosive materials
on any form or quality, which the LESSOR may reasonable prohibits.
It being understood that should the LESSEE do so, he/she/it shall be responsible for all damages such as
violation may cause the lessor and other tenants, aside from the LESSEE’S other liability under this
contract.
10. NOISE: LESSEE agrees not to cause or allow any noise or activity on the premises which might disturb the
peace and quiet of another LESSEE and/or neighbor. Said noise and/or activity shall be a breach of this
agreement.
11. PROPERTY MAINTENANCE: LESSEE shall deposit all garbage and waste in a clean and sanitary
manner into the proper receptacles and shall cooperate in keeping the garbage area neat and clean. LESSEE
shall be responsible for disposing of items of such size and nature as are not normally acceptable by the
garbage hauler. LESSEE shall be responsible for keeping the kitchen and bathroom drains free of things
that may tend to cause clogging of the drains. LESSEE shall pay for the cleaning out of any plumbing
fixture that may need to be cleared of stoppage and for the expense or damage caused by stopping of waste
pipes or overflow from bathtubs, wash basins, or sinks.
12. OCCUPANTS: In case of residential units, the units shall be used by only one family and its members shall
not exceed 5.
13. LIMITATIONS ON USE OF THE PREMISES: The Rental Property is to be used only as a private
residence for LESSEE AND HIS OR HER CHILDREN. Occupancy by guests for more than 1 week is
prohibited without Landlord’s written consent. LESSEE shall be responsible to the LESSOR for the
actions of LESSEE’S guests and invitees.
14. INSURANCE: LESSEE acknowledges that LESSOR insurance does not cover personal property damage
caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall LESSOR be
held liable for such losses. LESSEE is hereby advised to obtain his own insurance policy to cover any
personal losses.
15. KEYS: Keys to the rental property belong to the LESSOR and will be returned by LESSEE TO LESSOR at
the end of tenancy. In the event of the need for replacement keys or new locks, LESSEE will request from
the LESSOR.
16. RIGHT OF ENTRY AND INSPECTION: LESSOR may enter, inspect, and/or repair the premises at any
time in case of emergency or suspected abandonment. LESSOR shall give 24 hours’ advance notice and
may enter for the purpose of showing the premises during normal business hours for normal inspections
and repairs. LESSOR is permitted to make all alterations, repairs and maintenance that in LESSOR’S
judgment is necessary to perform.
17. ASSIGNMENT: LESSEE agrees not to transfer, assign or sublet the premises or any part thereof.
18. TERMINATION OF TENANCY: When the tenancy under this agreement ends, LESSEE will be required
to do the following: empty and clean the Rental Property such that is clean, sanitary, and good condition,
subject only to ordinary wear and tear, return all keys and provide LESSOR with a forwarding address or
LESSEE’S bank details for purpose of security deposit or other necessary communications.
19. REPORT TO CREDIT/TENANT AGENCIES: You are hereby notified that a nonpayment, late payment or
breach of any of the terms of this rental agreement may be submitted/reported to a credit reporting agency,
and may create a negative credit record on your credit report.
20. ENTIRE AGREEMENT: This Agreement constitutes the entire Agreement between LESSOR and
LESSEE. No oral agreements have been entered into, and all modifications or notices shall be in writing to
be valid.
21. RECEIPT OF AGREEMENT: The undersigned LESSEE have read and understand this Agreement and
hereby acknowledge receipt of a copy of this Rental Agreement.

This CONTRACT OF LEASE shall be binding upon heirs, successors and assigns of the respective
parties.
