With our previous discussions about Architects construction services, especially in construction
management, state at least five (5) strong points/advantages when a client commission an Architect for
Design and Build Service?

After reading and analyzing the SPP Document 206 to 208, Here are the following strong
points/advantages that I discern when a client commission an Architect for Design and Build Services.

There is a procedure and phases before constructing a building and it is needed to be carefully plan by a
a licensed architect. A client can commission different services: from a one-off consultation, to drawing
up a design, to seeing the whole process through to completion – including managing the planning and
construction phases. According to SPP doc 207 there are five phases that subject to Design-Build
Services. First, we have the Project Definition Phase, Second, is the Schematic Design Phase, Third is the
Design Development Phase, Fourth, is the Contract Document Phase and lastly is Construction Phase

By choosing an arrangement different from the normal technique of bidding out projects to builders, or
from the many modalities of Design-Build Services, the Architect may be involved in building, including
that of his own design. Following the phases or procedure will give assurance that it undergoes a strong
foundation and security that it will last long. It will help to sustain and will provide you the guarantee of
a good investment.

We can show and prove the aesthetic view that will help you visually relax and motivate you to do better
because of the good surrounding. There is a liability and give you peace of mind that the building is well-
planned.
