LEASE AGREMENT

This Lease Agreement (“Rent Agreement”) is made on this 14 day of May, 2022 at
New Delhi.

BY AND BETWEEN;

Shri Rajendra Beniwal S/o. Shri Jora Ram Beniwal & Renu Bishnoi W/o Shri
Rajendra Beniwal resident of 141, III Floor, Kailash Hills, East of Kailash, New
Delhi - 110065, hereinafter referred to as “THE LESSOR” which expression shall
unless repugnant to the context include, the said LESSOR, their/his/her heirs,
successors, executors, administrators, legal representatives, nominee(s) and
assigns of the One Part:

AND

Shri Sunil Beniwal S/o. Shri Jora Ram Beniwal permanent resident of village
Mithriya, Tehshil, Bajju, District Bikaner, Rajasthan, Pin-334305, hereinafter
referred to as “THE LESSEE” which expression shall unless repugnant to the
context shall include, the said Lessee, heirs, successors, executors, administrators,
Legal representatives, nominees and assignees in the other Part:

WHEREAS the lessor is the absolute owner and in physical possession of the
property bearing No. 141, III Floor, Kailash Hills, East of Kailash, New Delhi -
110065, (hereinafter referred as the said premises).

AND WHEREAS the Lessee has approached to the Lessor and requested to grant
this Lease and Lessor has accepted his request and has agreed to let out the said
property consisting of Three Bedroom set with One Car Parking, to the Lessee, with
complete fittings and fixture, and the Lessee has agreed to take the same on the
following agreed terms and conditions.

NOW THIS LEASE AGREEMENT WITNESSES AS UNDER:-

1. That the Lessee shall pay a sum of Rs.20,000/- (Rupees Twenty Thousand
only) to the lessor, payable by the Lessee always in advance, on or before
the 3rd day of each English Calendar month.
2. That the lessee has paid to the Lessor sum equal to two months’ rent as an
interest free security, which is refundable to the Lessee, at the of handling
over the physical to the vacant, peaceful, possession of the above said
leased premises to the lessor, after deducting all expenses towards, servicing
wear and tear etc. or any other damage if occurred by Lessee to the building
premises, and pending bills of electricity and, if any at the time of vacating of
the said premises.
3. That the lessee shall pay the electricity charges as per BSES meter reading
to the Lessor in addition to the monthly rent and Lessee shall also pay water
charges according to DJB meter bill.
4. That this lease is granted for a period of 11 months only commencing from
01/06/2022 to 30/04/2023.
5. That the lessee shall not sublet the whole or any part of the said leased
premises to anyone else in any case under any circumstances without
obtaining prior written permission from the lessor.
6. That the Lessee shall not make any addition or alterations in the leased
premises without obtaining prior written permission of the Lessor.
7. That the Lessee shall permit the lessor or any of his authorized agent to enter
into the said premises for inspection/general checking or to carry out repair
work, at any reasonable time.
8. That the Lessee shall use the said leased premises for residential purpose
only.
9. That the lessee shall not do any work in said portion contrary to law.
10. That the Lessee shall be responsible to attend to all the minor day-to-day
repair such as fuses of bulbs and tubes, leakages/ replacement of water taps,
water motors etc, at his own cost but the major repairs in the said leased
premises shall be attended to by the Lessor at his cost.
11. That this Lease Agreement can be terminated even before the expiry of the
leased period, by either Party giving one month written notice to another
party.
12. That the lessee shall not store any inflammable material or explosive in the
said premises or do any act which causes nuisance or annoyance and or
violation of any applicable rules and law of civil/concerned/local/society
authority, including laws framed for protection of fire.
13. That the lessee shall abide by all the bye-laws, rules and regulations of the
civil/concerned/local society authority in respect of the demised premises.
14. That the lessee shall not do or cause to be done any act or activities of illegal,
immoral, unsocial, nature in the said premises and also will not create any
nuisance to the neighborhood in any manner whatsoever.
15. That the Lessee shall be responsible to restore the said premises in the same
good running conditions with the fittings, fixtures & furniture and appliances
at the termination of this agreement.
16. That the Lessee shall can be extended for another period of 11 months with
the mutual consent of both the parties after increasing @10% in the rent.
17. That if the lessee fails to pay the monthly lease money to the LESSOR, as
hereby agreed upon in time , this rent agreement will termination as cancelled
automatically and the Lessee shall have no right/claim for the leased
premises as well as this Rent Agreement.
18. That the lessor will not be liable for any Government /Private Bank
recovery/bank transaction in the name of the Lessee.
19. That if the Lessee does not vacate the premises on expiry of the lease date,
the lessee shall pay double the amount of the rent money as a penalty, till
the possession of the premises is handed over to the Lessor by the Lessee.
20. That in case any dispute that may arise between both the parties in that case
the case will be handed over to the court of law within the Jurisdiction of Delhi.

IN WITNESS WHEREOF the parties hereto have signed this lease agreement on the
day month and year mentioned above in the presence of the following witnesses.
