CHAPTER 1

INTRODUCTION

Everyone wishes to live in an area that is both economical and comfortable. A

building's goal is to give shelter, which is one of man's most basic requirements. During

prehistoric times, people lived in caves or fashioned their homes out of wood. The

evolution of building and house design and construction began when the world of

engineering was introduced. Different types of dwellings were introduced. Bungalows,

low-cost/socialized housing apartments, and duplexes are among them. The

construction of townhouses has invaded the Philippines as a result of the constant

demand for economical yet high-quality dwelling. Due to the lack of land in

metropolitan areas, more individuals are opting to live in these types of homes.

Subdivision is one of the areas that most of the individual prefer to be their home

because subdivisions are often built far away from major thoroughfares, many even at

the fringes of Metro Manila. By distancing itself from the hustle and bustle, a

subdivision is able to bring its residents relief from the unbearable noise that comes

with city living.

When most people think about subdivisions, one idea comes to mind. It includes

rows and rows of homes, occasional cul-de-sacs, and a small, identical tree in every

backyard. But subdivisions are more than suburban communities. Subdivisions can

also promote a green living. In the last years, people have come to realize that going

green is more than planting trees once a year or keeping streets free from candy

wrappers and litter. It must be closer to home. Many Filipinos today are embracing the

eco-friendly lifestyle by carefully choosing where to live, knowing that their home sweet

home can have damaging, irreversible effects to the environment. As a result, eco-

friendly homes have become more popular than ever. Here in the Philippines, there

are plenty of eco-friendly subdivisions across the country. With some people choosing

horizontal developments over vertical in the midst of this pandemic, you may want to

consider these communities in your hunt for your next home sweet (and sustainable)

home. From the provinces to the capital, you can find a lot of eco-friendly subdivisions

on the largest island in the country, here in Cavite, one of that we can consider an eco-

friendly subdivision is Metrogate Silang Estates and Camella Lessandra Bacoor. Both

subdivision promotes sustainability but were they able to provide the necessary need

that every user has to have not just the sustainability they offer sustainability but also

security.

I. STATEMENT OF THE PROBLEM

Primarily, this study identifies the common problems of a sustainable subdivision

and also to evaluate the security both the subdivisions have to offer. This showcases

what and eco-friendly subdivision can offer to families. Specifically, the following were

inquiries that the study answered.

1. What are their differences in terms of site analysis, development size,

number of units (for sale/sold, occupied/unoccupied), sizes of lots

(residential, commercial, etc.), residential variants, street sizes, list of

amenities and its sizes, etc, and;

2. How does this contribute to sustainability?

3. What are the common problems that the subdivision faces in terms of

sustainability and security?

4. What are their ways to solve those problems?

5. What are the factors that proves sustainability that the subdivision offers?

6. What are the level of security the subdivision has?

7. What is the action plan proposed to improve and enhance an eco-friendly

subdivision and maintain their security and sustainability?

II. PRESENTATION OF THE PROBLEM

Sustainable building approach is considered as a way for the building

industry to move towards achieving sustainable development considering

environmental, socio and economic issues. It is also a way to portray the

industry’s responsibility towards protecting the environment. The practice of

sustainable building refers to various methods in the process of

implementing building projects that involve less harm to the environment—

i.e., prevention of waste production, increased reuse of waste in the

production of building material—i.e., waste management, beneficial to the

society, and profitable to the company. Hill and Bowen (2019) state that

sustainable building starts at the planning stage of a building and continues

throughout its life to its eventual deconstruction and recycling of resources

to reduce the waste stream associated with demolition.

Maintaining a sustainable environment is one problem, but the issue

about is another. This study focuses on the issue of sustainability and

security of Metrogate Silang and Camella Lessandra. This research aims

not compare both subdivisions in terms of configuration and features

relating to sustainability and security but also to find the cause of the

problems they faced.

III. HYPOTHESIS

The impact of hardly maintaining sustainability and security of Metrogate

Silang Estates and Camella Lessandra will greatly affect the clients. Both

subdivisions must provide solutions and immediate action is needed to

comply and achieve all the standards that a sustainable and secured

subdivision must have.

IV. SIGNIFICANCE OF THE PROBLEM

This study may prove significant in contributing to the overall knowledge

base about the previous related research about sustainable development of

a subdivision and information that can help users to choose a subdivision

through an underdeveloped area of research relating to sustainability and

security. Specifically, this research focuses on the comparison of two

subdivision and how are they were able to face issues concerning their

environment and security. The main significance of the study lies in the fact

that there are only few existing studies that have exploited the relation of

sustainability and subdivision itself.

BODY

I. BACKGROUND OF THE STUDY

Subdivisions

Subdivisions are the process of separating land into smaller portions that are

easier to sell or develop, usually through the use of a plat. It refers to the former

single piece as a whole. Subdivisions can be simple, with only one seller and buyer,

or they can be complex, with enormous tracts of property divided into several

smaller portions. If it's for housing, it's usually referred to as a housing subdivision

or housing development, while some developers prefer to refer to these regions as

communities.

Eco friendly

"Going green" and "eco-friendly" have become buzzwords on talk shows, ads,

and product packaging in recent years. The phrase "eco-friendly" has come to

imply so many various things and behaviors that its meaning is at jeopardy. You

can implement habits that will lead to healthier living for the earth and its

inhabitants, big and little, by knowing the true meaning of eco-friendly.

The term "eco-friendly" literally means "environmentally friendly" or "non-harmful

to the environment." Most frequently, this phrase refers to products that promote

green living or methods that assist conserve resources such as water and energy.

Eco-friendly items also reduce pollution of the air, water, and land. By being more

careful of how you use resources, you can engage in eco-friendly behaviors or

activities.

Eco friendly Subdivision

The subdivision is being touted as “sustainable,” meaning the new residential

development will encourage environmentally friendly building practices. New

housing units there will have to be energy-efficient, face south and have enclosed

porches to prevent heat loss.

Security of Subdivision

The degree of resistance to, or protection from, harm is referred to as security. It

can be applied to any vulnerable and asset, such as a person, a home, a

neighborhood, a country, or an organization. Because of privacy and access, the

number one reason people choose to live in subdivisions is most likely the security

factor.

II. PRESENTATION OF DATA

Location and Development of the Site

Metrogate Subdivision

Metrogate is located at Brgy. Biluso, Aguinaldo Highway, Silang, Cavite. It has

a 250-hectare master-planned community. From the location map, we can that this

subdivision is located along Emilio Aguinaldo highway which makes it more

accessible for those who are commuting from those who com Take Aguinaldo

Highway and drive straight to Silang Bypass from Tagaytay to Manila or vice versa.

In other words, it is accessible to the business district of Makati, scenic landscape

of Tagaytay and relaxing beaches of Batangas. Major establishments like

Robinsons' Mall and SM Dasmarinas are just a stone's throw away from the

community. From Manila, the prime property is accessible via Aguinaldo Highway

and South Luzon Expressway. If your way is from Coastal Road. But, if you are

from SLEX, Take Carmona or Sta. Rosa Exit, then proceed to Tagaytay Rotunda

towards Aguinaldo Highway.

Based on its site development plan (see figure2), there are 10 phases of the site

and on the north side of the plan are lots intended for future development and clearly

in the middle area is where the recreational areas located to,

MetroGate Silang offers Terra Cielo and Fern Parc.Terra Cielo is a 20.8-

hectare development that sits on one of the highest points of township estate

MetroGate Silang Estates. Residing in this enclave also means being able to revel

in thoughtfully designed atmosphere of MetroGate Silang Estates, replete with

features and facilities that only serve to enhance the overall living experience in

this pioneering suburban community.

As a new addition to MetroGate Silang Estates which is known for its university-

Location and Development of the Site

Camella Lessandra Subdivision

Camella Lessandra Bacoor is an 18-hectare flood-free residential community that

offers Mediterranean-inspired townhouses located along Aguinaldo Highway,

Barangay Salinas 2, Bacoor City, one of the key areas and one of the fastest growing

municipalities in Cavite. Approximately 15 kilometers southwest of Manila, Camella

Lessandra Bacoor is the “Gateway to Metro Manila” thru the Manila-Cavite

Expressway.

Camella Lessandra Bacoor is composed of nine (9) phases which are almost sold

out. On sale now is Phase 9 which will offer two classic townhomes: Reana and

Margarita Townhomes with floor area of 40-46 square meters and minimum lot area

of 36 square meters. It offers an exquisite design of townhouses that will best fit every

hardworking Filipino’s budget, a perfect setting for starting families.

The homes in the Lessandra Bacoor community are designed in a

Mediterranean style. The homes are eerily like the villas that dot the Spanish

Mediterranean coastline. The only difference is that they have a contemporary twist

to them. In Lessandra, you can choose between 11 different house models. You

can choose from modest two-bedroom townhouses to lavish five-bedroom

residences. Whatever your budget and family size, Lessandra Bacoor will

undoubtedly have the perfect home for you.

Community Features

Metrogate Silang Estates

There are two entrance the Metrogate has. The Main entrance gate is with

guardhouse located along Aguinaldo Highway, while Two secondary entrance

gates (one each in Adlas Barangay Road and Biluso Barangay Road). There is

also a Perimeter fence. Their Concrete Road network which is the Main Road

measures 15-8 meters wide and the secondary road measures 8-10 meters wide.

station; Centralized water distribution system; and Meralco electrical lines, with

street lighting

Camella Lessandra

A tall concrete perimeter wall encompasses the entire compound. Would-be

intruders won't have anything to grab onto on this wall, which is smooth finished

and quite steep, and if they do make it to the top, they'll be met with kilometers

upon kilometers of sharp, barbed wire. The streets within the community are also

wide enough for emergency vehicles such as ambulances and fire engines to

respond quickly to any emergency situations that may arise. Hundreds of security

cameras are also installed throughout the community's public areas, and guards

are stationed at the main guardhouse.

These are the features and amenities that Camella Lessandra offers to their client.

The neighborhood has its own multi-use court. The court also has flood lights, so

if you wanted to, you could play a couple of rounds of basketball at night. In the center

of the community, there is also a central gazebo/community clubhouse. Along with the

gazebo, there is a small children's playground where young children can interact with

the other children in the neighborhood. Other amenities are:

III. ANALYSIS AND EVALUATION

When it comes to sustainability, both subdivisions showcased their

capabilities to produce or to offer a sustainable living for their clients. When it

comes to accessibility is the best thing about Metrogate and Camella Lessandra

is that it doesn’t want its client to deal with traffic. That’s why they were build

master-planned communities near express ways, highways, and diversion roads.

They both have an easy access to malls, hospitals, schools and other more

establishments around the area.

Camella Lessandra offers more affordable homes without compromising its

quality. They offer townhouses and solo houses that range from 1.3 million to 2.0

million depending on its location and lot area. While Metrogate Silang offer house

and lot at a starting price of 8.1 million pesos.

When it comes to their community features, Metrogate Silang complied to

the standard Right-of-Way stated in P.D 957, while Camella Lessandra did not

provide the exact width of their main and minor roads, however they clearly

described that the streets within their community are also wide enough for

emergency vehicles such as ambulances and fire engines to respond quickly to

any emergency situations that may arise.

The difference between the features and amenities they offer are can be

seen clearly in the diagram below. The Metrogate Silang Estates offers more

amenities for their clients compared to Camella Lessandra. Because of the

additional amenities that Metrogate Silang Estates offer, they were able to

emphasize more their landscape and parks which really showcased the green

environment around their subdivision.

Most of the common problem that clients encounter in a subdivision is wastebin,

water supply, and security and these were all emphasized in the issues of Metrogate

Silang Estates and Camella Lessandra.

With an emphasis on sustainability, Camella pioneers the integration of smart

home technology to its house and lot developments. Its main goal is to upgrade your

lifestyle sustainably and efficiently. Furthermore, Camella adds its line of Smart Homes

to provide healthier options for homeowners getting into green living. They also solved

the issue in wastebins to aid in observing cleanliness, sanitation, and sustainability,

Camella has introduced the use of Eco-Bins. Eco-Bins are disposal mechanisms

placed at your house gate, making it easier for waste disposal and segregation. This

new upgrade is convenient, sanitary, and an eco-friendly way to keep your homes neat

and tidy.

This new offering allows your home to be secured, accessible, and energy-

efficient with just a single touch on your smartphone. Reduced energy consumption

ultimately leads to a reduced carbon footprint and less pollution to the environment.

Metrogate Silang Estates also showcased the sustainability they offer to their

client through having an underground drainage system; Elevated steel water tank and

pumping station; Centralized water distribution system. However, most of the clients

still complaints about the waterline and they cannot even maintain their surroundings

and cleanliness. The swimming pool are not maintained clean because outsiders can

used it and even drink hard liquor near the pool.

The location of Metrogate Estate is really peaceful. The place is quite and very

relaxing. However, it seems like the development of the property is really taking too

long, unlike Camella Lessandra which already have taken an action to certain issues

in the subdivision.

Security is also an issue for both subdivisions, however Camella Lessandra

already implemented solution on that. They built a tall concrete perimeter wall

encompasses the entire compound. Would-be intruders won't have anything to grab

onto on this wall, which is smooth finished and quite steep, and if they do make it to

the top, they'll be met with kilometers upon kilometers of sharp, barbed wire. In

Metrogate Silang Estates, most of the clients are still experiencing robbery. Moldex

which is the Metrogate Silang Estates Company, still seems like they haven’t taken an

action yet about all the problems in the subdivision like security purposes, walls that

cows and goats can come in and the fence. Lack of security were caused by areas

which don’t have any tall fences and protection against intruders

IV. KEY POINTS

Camella Lessandra and Metrogate Silang Estates are both capable of producing or

offering a sustainable living development through various elements and features.

However, every positive features comes with a few negative features or impacts. The

RECOMMENDATION

Sustainable design is design that works to minimize resource use and impact on

ecosystems while improving the lives of those affected by it. Sustainable design

protects our environment, secures todays living standards and future proofs our

communities against the impacts of climate change. Residential subdivision

represents a significant opportunity to influence sustainability outcomes in the built

environment, from how streets are designed to maximize solar access for future

dwellings through to the planning of open space and integration with transport

networks.

Based on the data gathered through research, both subdivisions showcased their

capability to provide an efficient and sustainable living for the users in their own ways.

To give recommendations, we used the 7 Key to Sustainable Subdivision Categories

from the sustainable subdivision framework article. They stated what a sustainable

subdivision must do to be called “sustainable”. They provided the seven keys to a

sustainable subdivision and these the following:

Site Layout & Liveability

Objective is to improve functional site layout and liveability with a key focus on

connecting residents to local amenity. Sustainability criteria include:

• Location of community infrastructure

• Lot diversity

• Connectivity of street network

• Integration with natural features

• Active transport

• Wayfinding

Streets & Public Realm

Objective is to create a people focused local street network to encourage walking

whilst increasing biodiversity and mitigating the urban heat island effect. Sustainability

criteria include:

• Street diversity

• Accessible and continuous cycling and pedestrian network

• Maximum street block length

• Density of street trees & vegetation

• Density of rest nodes and landscape features

• Safety

Energy

Objective is to improve energy efficiency and increase renewable sources of

energy supply through maximizing opportunities for solar access and support all

electric suburbs. Sustainability criteria include:

Objective is to retain and enhance ecology within the development plan or

subdivision area through protecting native habitat and minimize impact on the natural

Objective is to reduce resource use and improve retention of value through the

materials life cycle by encouraging re-use of onsite materials, using recycled materials,

and providing for resource recovery infrastructure. Sustainability criteria include:

These seven key point to achieve sustainable subdivision will be a big help for a

long-term development that the subdivision needed. This could also be served as their

checklist to clearly see and improve their surrounding and design.

Aside of sustainability, the cleanliness of the subdivision must also be maintained.

Metrogate Silang Estates must also provide a solution to overcome the issues in their

surroundings particularly in the pool area, they could also provide their own Eco bins

per house which they can segregate their waste into two which recyclable and non-

recyclable. It is also better if a local government and the PNP Silang will focus around

the Metrogate area since robbery is still common on their subdivision. When it comes

to water issue, most of the clients are suggesting having more than 2 tanks for their

water to avoid insufficiency, while their waterline problems are still not fixed.

There are numerous steps that can be taken to practice sustainable development.

To begin with, it is critical to provide people with clean and sanitary living and working

environments. People must encourage the use of non-conventional energy sources,

particularly solar energy. It will be beneficial to look for substitutes for proven

dangerous materials based on local resources and needs and create environmentally

friendly products.

CONCLUSION

In conclusion, sustainable development aims to achieve social and economic

progress without depleting the Earth's finite natural resources. As a result, we must all

work together to find ways to meet these needs so that future generations will inherit

a healthier and greener world.

This study may prove significant in contributing to the overall knowledge base

Based on the data gathered, we can clearly identify the difference of Metrogate

Silang Estate and Camella Lessandra in terms of sustainability and security. Both are

eco-friendly subdivision, and they really showed the sustainability they offer to their

clients, but the main point is maintenance, how were they able to maintain their

surroundings and that is where we the main cause of the problem started, because of

lack of security and maintenance, issues about their subdivision arise. There are a lot

of ways and steps to solve this problem to provide what the client deserves. If we are

to determine which subdivision most likely were able to maintain sustainability and
