A. RA 6552 - Maceda Law

1. In summary, what is the Maceda Law about?

- It is about the protection of the law to the buyers in real estate on


installments payments against harsh decisions/conditions made by the
seller.

2. Why is the Maceda Law Important?

- Maceda law is an important law for real estate buyers because


throughout the years in the field of real estate, there have been
numerous fraudulent acts done to the buyers that’s why this law was
created because most of the people that gets affected in real estate are
the buyers since most of them don’t have any idea regarding real estate.

3. Do you think the provisions in the Maceda Law are fair to the buyer? Why
or why not?

- In my opinion, the provisions stated in the law are fair enough to protect
the buyer and don’t take away much from the seller at the same time.
Because the law not only provides power to the buyers but to the sellers
as well like Section 4 it was stated that the seller should provide the
buyer a grace period but if after the grace period and the fails to pay
then the seller has the right to cancel the contract.

4. Do you think the Maceda Law is fair to the developers? Why or Why not?

- I think it’s fair in the side of the developers because since they are
sellers as well because they develop a project for it to be put on sale to
earn revenue.
5. How can Maceda Law affect the housing and subdivision development in
the Philippines?

- It can cause a good effect in the housing and subdivision development in


our country because the real estate keeps on improving its laws and it’s
a good thing because since more people are being incorporated with
real estate means that there are lapses that are happening also so
through these laws being mandated means that it can prevent future
lapses to happen again in real estate.
