SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, MARIA CARMELA R. CAUPAYAN, of legal age, Filipino, single and presently

residing at 222 Coquico St., San Antonio, Cavite City do hereby name, appoint and
constitute my architect, PETER P. PILA, of legal age, Filipino, single and a resident of
Manila City, as my true and lawful attorney-in-fact, in my name, place and instead to do and
perform the following acts and things:

1. To process permits and other requirements and to supervise the renovation of my

one-bedroom condominium unit, No. 0410 at Acacia Escalades, Pasig City;

2. To sign and process all relevant documents relative to the approval of the
submitted plan and actual renovation; and

3. To do all other acts necessary to give full effect to the authority granted above;

HEREBY GIVING and granting unto my attorney-in-fact full power and authority
requisite or necessary to be done for the accomplishment of the foregoing purposes with the
same binding force and legal effect as though done by me or in my presence and hereby
confirming and ratifying all that my said attorney-in-fact shall lawfully do or cause to be done.
