Party A agrees to let Party B rent 01 apartment in the building at the address above

(The above rent price is only the price for the apartment, excluding taxes, fees related to the
issuance of invoices, other costs such as electricity, water, gas, telephone, cable TV, internet,
management fees, parking fees and expenses related to the apartment that Party B is using during
the rental period as contract. These costs are paid by Party B separately with the service provider
according to the volume of consumption per month).

of each month.
If Party B terminates the contract before the expiry date, the deposit shall be forfeited.
If Party A stops the contract (takes back the house) before the expiry date of the contract, then
party A will compensate double the amount Party B has deposited.
Hand over the house and equipment in the house to Party B on the date of signing the contract.
Instruct Party B to strictly comply with local regulations, complete all paperwork for temporary
residence registration for Party B.
1. Pay the apartment rent in full and on time according to the contract. If Party B pays later than
the time limit specified in the contract, Party A has the right to terminate the contract and do not
refund the deposit to Party B.
2. To use the house for the right purposes, when it is necessary to repair or renovate according to
the requirements of private use, it must be agreed by Party A. The furniture and equipment in the
house must be carefully preserved and not damaged. Do not demolish, dismantle or move to
another place, do not change the structure, do not cut walls, cut doors, demolish or build more….
3. Full payment of other costs such as electricity, water, gas, telephone, cable TV, internet,
management fees, parking fees and other expenses related to the apartment that Party B is using
throughout. the lease contract period and the payment term in accordance with the provisions of
Article 2 of this contract.
4. Use and maintain the house in good condition, comply with the rules on environmental
sanitation and general security regulations for the whole building.
5. In case Party B commits a serious mistake and is recorded by the building manager or violates
the law and is banned by the Police, Party A forces Party B to move out of the apartment within
24 hours and will be punished to lose all deposit and rent.
6. Not storing or harboring illegal goods (drugs, weapons, prostitution...), Party B will not be
responsible in any way.
7. In the first 02 months of the contract, Party A will be responsible for repairing any damaged
furniture and equipment. From the 3rd month onwards, the damaged interior or equipment will
be borne by Party B. (Must notify party A).
8. The loss of property in the house because Party B forget to close the door, close the door
carelessly, find the door open but did not close, let strangers and friends enter. When there is
evidence from the surveillance camera in the house, party B must be responsible for fully
compensating all the loss for parties involved for his erroneous acts.
9. Strictly comply with local regulations in the period of renting apartments, are responsible for
declaring temporary residence for people staying overnight but not on the list of initial temporary
residence registration when renting apartments.
10. The apartment rental contract cannot be transferred or sub-let to any other party. When the
lease contract expires, Party B must return all assets and equipment attached to the apartment
(with the attached list), any damage caused by its fault, Party B must compensate for Party A.(or
deducted from the deposit).
11. At the end of the contract, if Party B does not continue to renew the contract, Part B must
notify Party A 30 days in advance. At the same time, Party B is responsible for assisting in
opening the door for Party A to lead guests to see the room (Party A will notify the time in
advance for Party B), then Party B will receive the deposit back when the contract expires.
12. When party B has relatives to stay overnight, Party B must notify party A (must have party
A's consent), otherwise, if there is examination from the police, then party B must be responsible
for bearing all penalty costs.
13. Party B maintains his own property, in case of loss, Party A will not be responsible
14. Talk quietly in the common area, after 9 pm do not gather to eat and drink, talk loudly if
Party A reminds 3 times, the contract will be liquidated without returning the deposit.
15. If Party B has animals, they must maintain general hygiene. Do not allow animals to make
noise or create unpleasant odors in the common area of the building, affecting people around.
If Party B terminates the contract before the expiration date of contract, Party B will lose the
deposit. If Party A stops the contract before the expiration date of contract, Party A will return
the deposite to Party B and compensate for an additional 1 month's rent to party B. At that time,
one of the two parties will have to notify 30 days in advance for the other to
Party A and Party B commit to comply with the terms stated in the contract. All corrections and
additions must be agreed in writing by both parties. In case there is a change related to the rental,
the two parties will discuss and negotiate with each other first in the spirit of cooperation,
goodwill, honesty, for the interests of the two parties.
In case there is a dispute or one party breaches the contract, the two parties shall discuss and
resolve it together.
This contract is made into 02 copies with equal value, each party keeps 01 copy.
