RESIDENTIAL LEASE AGREEMENT

LEASE AGREEMENT, made between:

Mark Donahue(Landlord )
and
Abigail Danko & Andee Craig(Tenant)
For good consideration it is agreed between the parties as follow
1. Landlord hereby leases and rents to tenants the premises described
as follows: Two Bedroom Unit, Utilities Included.
Address: 4346 7th Ave NE APT C, Seattle, WA 98105
2. Term of Lease is on a month to month basis,to commence on
May 30th, 2022. Tenants will pay subsequent rent on or before the 1st of
every 1 month. A 14 day notice move out date will be required incas of
a month to month lease.

3.Tenant shall pay Landlord during said term in full payments of One Thousand Nine Hundred
Dollars per month.

Payable 1 month in advance. Payment shall be submitted via Zelle or Cash App to the Personal
Assistant And Account Receipt will be given through email by Landlord upon payment confirmation

The Tenant is able to cancel the lease within the first 3 days of occupancy in any case of dissatisfaction,
difference in craigslist ad pictures or prior communication and agreements considering that tenant didn' t
get to view the unit prior to signing the contract. Immediate refunds will be coordinated in which Tenant
stands to forfeit $100.00 of the first month's rent refund in this case.
Late Fees will be charged as follows: $20 if later than 25th of each month, $35 if later than 30th the month,
$50 if later than 22nd of the following month

4. Tenant shall at its own expense provide the following utilities: Home
phone,if used ( all other utilities are included in rent)

5. Insurance: Tenant acknowledges that OWNERS insurance does not cover personal property
damage caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall
OWNER be held liable for such losses. Tenant is hereby advised to obtain his own insurance policy to coverany
personal losses.

6. Tenant further agrees that:

A) Entrance door must be closed after entrance,. unless otherwise informed and/or agreed by the
owner. If expecting guests, tenant must meet guests at the Front Door or inquire of owner if door maybe be left
open forguest···

B) Upon the expiration of the lease it win return possession of the leased premises in its present condition

reasonable wear and tear excepted tenant shall not litter the leased premises
C) Sublet is allowed to have guests to live with tenants.

D)It shall not make any material or structure, alterations to the leased premises without
Landlord prior written consent.

E) It shall comply with all building & zoning and health codes and other applicable laws for said leased premises

F) It shall not conduct a business deemed extra hazardous,a nuisance or requiring an increase in fire insurance premiums.

G) In the event of any breach of the payment of rent or any other allowed charge or other breach of this
Lease, Landlord shall have full rights to terminate this Lease in accordance with state law and re enter and claim
possession of the leased premises in addition to such other remedies available to Landlord arising from said

breach.

7. This lease shall be binding upon and inure to the benefit of the parties, ·their successors, assigns and
personal representatives.

8. Additional Lease terms: 1st month rent will be $1900.00 Security Deposit: $700.00(Move in date- May 30th
2022, Move out date - September 1st, 2023) Total deal for move in: $2600.00

9. The Landlord is responsible for any maintenance or pest control issues and should give a 12 hour notice
before entering the apartment for inspection, maintenance, or any other reason.

• Security deposit will be refunded within 14days of termination of lease, less any monies due for damages.

• Deposit ·may not be used for payout of last month's lease.

• If the tenant terminates the lease and does not give the required 14 day notice before moving, the refund of the
security deposit is forfeited.
No illegal activity will be tolerated. No sublease

The Landlord and the Tenant have duly affixed their signature on this, May 24th,2022
