The proposed redevelopment building of Oshiwara Park View Co-operative Housing Society Limited, “The Park Residences”, situated at Survey No 41 (Part) corresponding to CTS No.1 (Part), Building Number 24, 25, 26, off Link Road Extension, Oshiwara MHADA, Andheri (West), Mumbai - 400053, is of approximate 42 or more floors including podium. The height required for approximate 42 or more floors may be exceeding the permissible height by DGCA, Mumbai. Therefore, we may approach DGCA, New Delhi for permitting the building height beyond the height permissible by DGCA, Mumbai Office. 2. The total construction area in the project is likely to exceed 20,000 sqmtr. therefore Devland Infracon Pvt. Ltd. will approach the concerned authorities for Environmental Clearance as and when required, 3 The plot of Land of Oshiwara Park View Co-operative Housing Society Limited situated at Survey No 41 (Part) corresponding to CTS No.1 (Part), Building Number 24, 25, 26, off Link Road Extension, Oshiwara MHADA, Andheri (West), Mumbai - 400053 is a part of Oshiwara layout of MHADA, however, the plot of land is conveyed to the Society by an Indenture of Lease dated 6% January, 2017 registered under Serial No, BDR16-420-2017 dated 12.1.2017 and the structures thereon have been sold to the Members of the said Oshiwara Park View CHS Ltd; by an Indenture of Sale dated 6% January, 2017 registered under Serial No.BDR16- 421-2017 dated 12.1.2017 and the said Society is entitled to redevelop its own property as a standalone plot in the Oshiwara layout of MHADA. 4. This project is a redevelopment project carried out on MHADA owned plot. The present permission obtained is based on MHADA’s area sharing policy as envisaged in DCR 33(5). The present permission granted is as per MHADA’s Offer Letter No.CO/MB/REB/NOC/F932/384/2016 dated 5.3.2016. There is likely- hood that MHADA may grant pro-rata layout FSI for the project and the entire project is based on this likely-hood of sanction of further FSI for the project.
