Addendum of the Rental Agreement

Between

Party 1 : Patricia de las Carreras, (C.U.I.T. 27-16161010-6), with residence at Quintana 127, PB B,
Autonomous City of Buenos Aires, hereinafter called ‘the Licensor’

and

Party 2 : UNDERGROUND PRODUCCIONES S.A. (C.U.I.T. 30-70943516-3), represented while


executing this agreement by Martin Nogueira, National ID number 35 056 966 and Maria Nieves
Ferretti, National ID number 27 733 858, authorized representatives, with residence on the Street
Jose Antonio Cabrera 5846, Autonomous City of Buenos Aires, hereinafter called ‘the Licensee’.

The Licensor and the Licensee together will be called as “Parties” and each of them will be
individually called a “Party”.

The Parties agree to enter into this addendum (hereinafter Addendum 3) related to the Rental
Agreement related, which will be referred to below :

The parties DECLARE :

a. That on 30th April, 2016 a rental agreement has been entered into (hereinafter the
“Contract”) associated with the premises located on the Street José Antonio Cabrera
5836/5846, Autonomous City of Buenos Aires, which was modified on 16 th February, 2017.
b. That on 4th June, 2019 they both signed an addendum (hereinafter Addendum 1) extending
the contract term till 31st May, 2021.
c. That on 26th January, 2021 they both signed an addendum (hereinafter Addendum 2)
extending the contract term till 31 st May, 2022.
d. That the Parties intend to modify the Contract, Addendum 1 and Addendum 2 partially and
this being the principal objective of the Addendum 3.

Therefore, the Parties agree : I. As established in Addendum 2, the Licensee should handover the
premises, including the section of the swimming pool without the partition wall in between, on 31st
May, 2022, under the conditions to be agreed below: (a) the premises in the same current state,
except the normal and usual wear caused by the passage of time; (b) all the modifications and
improvements carried out the by Licensee until now (with the exception of inclusion of movable
furniture)
