SECTION 1: TIMBER
Indoor staircase
Type of timber: Solid Oak
Why: Solid Oak has various shades from which you can
choose and is very durable. Oak can be used as a raw
element or sealed with a finish such as a varnish or a
sealant for colour and protection purposes (What wood is
best for stair treads? 2021).
Benefits: It is very durable, and strong, long life span if
looked after properly, is affordable for quality ratio, and has
many design benefits (What wood is best for stair treads?
2021).
Limitations: There are not many limitations but when wet,
can hardwood stairs get slippery (Pros and Cons of a
Hardwood Staircase, [s.a.]).
Sizes of element: 1000 x 300 x 20mm oak facings
Appropriate finish Polyurethane
for timber: Why: This product is primarily used for protecting wood in
interiors or veneers in order to preserve their natural beauty
(Polyurethane varnish, [s.a.]).
Benefits: High protection against stains, water, etc. VOC
complaint which is safe to use for residential purposes
(Polyurethane varnish, [s.a.]).
Limitations: It is not recommended for exterior woodworks
(Polyurethane varnish, [s.a.]).

cleaning the surface to ensure no contamination and let dry
completely. Keep yourself safe as well by wearing rubber
gloves and eye protection (Polyurethane varnish, [s.a.]).
If sealed, include To avoid contamination of the original container, pour the
explanation of varnish needed into another container. When not in use,
process: keep containers closed. On fully dry surfaces, apply
uniformly in the direction of the wood grain and avoid
bubbles. Allow proper ventilation such as keeping a window
open. Use fine sandpaper (220-320 grit) between coats to
sand the wood grain (Polyurethane varnish, [s.a.]).
How elements are A 400 x 185 x 8mm steel fixing plate will be fixed to the wall
attached or fixed: with M16 bolts. The timber facings will be attached together
with pins supported by 60 x 40 x 2mm RHS. 38mm Voids
will be incorporated for clearance for timber supports if
necessary (Schmidt, 2013).
Outdoor Deck
Type of timber: Ash (Novawood)
Why: It is a thermally modified timber to withstand harsh
weather conditions, durable, and still a multi-purpose
material. It has been certified and proven to be biological
durable (Timber decking, 2022).
Benefits: It has beautiful grain structures which adds value
to spaces and ensures optimum results (Timber decking,
2022).
Limitations: It must be handled with more care due to its
open pores that need to be filled up for a smooth finish

SECTION 2: FLOOR FINISHES
Garage
Type of finish: Epoxy concrete flooring
Why: Epoxy flooring is seamless and easily cleanable
which makes it resistant to stains and water damages.
This is suitable for garages due to cars oil leakages
and water sweeping in from unsealed areas (The
benefits and challenges of epoxy floors, 2022).
Benefits: Adding epoxy flooring to a garage or parking
space will help prevent tire damage and other
equipment damage in the garage. In addition to epoxy
coating's smooth finish, material additives such as
vinyl flakes can increase traction and protect cars
(Pros and cons of epoxy flooring, 2020).
Limitations: When epoxy is wet can it become
extremely slippery because it is non-porous (Pros and
cons of epoxy flooring, 2020).
Manufacturer: Rocol
Size of products: 5ℓ coverage 5.0m² per pack
Image of finish:

Colour and texture: Grey & solid smooth texture
Grouting and Fixing: A good primer is a necessity when laying the epoxy to
ensure adhesive to the floor.
Preparations of surface Ensure surface is clean and smoothed out and then
before application: pour the desired layer of epoxy. Ensure proper
ventilation to ensure dry period to be successful (The

benefits and challenges of epoxy floors, 2022).
Lounge and Dining
Type of finish Polished
Why: Polished tiles is water resistant and can
penetrate liquids well without getting damaged in any
way (Polished porcelain tiles - why so popular - lavish
ceramics, 2021).
Benefits: Low maintenance, highly durable, easy to
clean, moisture resistant, and stain resistant (The
advantages and disadvantages of polished porcelain
tiles, [s.a.]).
Limitations: Expensive to install, difficult to install,
and can get slippery (The advantages and
disadvantages of polished porcelain tiles, [s.a.]).
