BUYER/TENANT BROKER AGRREMENT

1.‐ Already and subsequent to the above commission I have assigned to you, I declare and acknowledge that for the first time the Real Estate Office RE/MAX Central and SOTROPAS YANNI, ( “THE REALTORS”), in their
capacity as civil contract realtors, have shown me, for this purpose, the following properties:

he obligation to pay to you a total commission, in the event of a sale/ trade/ exchange and referring to the above table : No1, to the amount of 2,00% percent of the actual price of the sold or traded realty, or of the
actual price of the received exchange value, plus VAT 24%, i.e. a commission to the amount of 1.314,40 euros; No 2, to the amount of (……%) percent of the actual price of the sold or traded realty, or of the actual pr

At the time of showing I’ve been informed that the above properties has no actual defects or has the following:

The above commission is considered by me to be reasonable, just, and commensurate to the interceding efforts and negotiating services required for this specific contract and hence I explicitly declare that there e
xists no instance of a reduction thereof. The commission is due and payable even if the same property is shown to me a posteriori, i.e. after the signing of the present contract, by another civil contract realtor.
3.‐ Similarly, in the event that a preliminary agreement or final contract for sale or exchange, a contractor agreement or a leasing contract of the above property, is drawn up with a relative of mine, regardless of d
egree of relationship, or with an associate of mine (natural or legal person), or with a company in which I hold a financial interest, or with a person that I shall indicate, on behalf of whom I declare a priori that I
sign the present commission, I promise and undertake the obligation to pay to you, jointly and in total with the said natural or legal entities, exactly the same above‐mentioned realty commission, regardless of w
hether the same property is shown a posteriori, i.e. after the signing of the present contract, by another civil contract realtor.
4.‐ Both I and the above‐mentioned natural or legal persons, on behalf of whom I act, promise and undertake the obligation to pay the above agreed brokerage commission in one lump sum payment, at the time of
the signing of the final contract of sale/ trade/ exchange/ lease, and if that is preceded by the signing of a preliminary agreement, then at that time.
5.‐ I acknowledge and accept my responsibility to inform the aforementioned realtors the pending signing of the deed (or a preliminary agreement) of the abovementioned property sale/ exchange/ trade/lease, the
latest one day in advance, otherwise I dully declare with no reservations to make up any damage, accruing from my negligence, to the aforementioned realtors.
6.‐ This contract is valid indefinitely concerning the properties I have seen.
7.‐ declare and unconditionally accept in case of making an offer for buying/leasing/trade/ exchange of the abovementioned properties to use only the official RE/MAX documents and to follow the RE/MAX metho
ds and safety practices.
8.‐ The present brokerage contract is governed by the Law for Realtors 4072/2012, the articles 703 et seq. of the Civil Code and by the Presidential Decree 248/1993.
9.‐ I unconditionally declare, that I agree the aforementioned realtors to represent the seller of the property, by signing a legal contract with him/her.
10.‐ I was informed by the Information Form dated 24/5/2022 by the real estate agents for the Protection of Personal Data, which is, as it was notified to me, that is also available at the website. (eg https://www.re
max‐central.gr/).
11.‐ I explicitly and unreservedly accept that the “REFRAN Single Member S.A.” with the distinctive title "RE / MAX HELLAS", its administrative officers and representatives are not responsible for any direct or indire
ct damage that may be caused by the services provided by RE / MAX Central as I fully understand that the latter is an independently owned and operated business and therefore I explicitly and unreservedly desist
of my equivalent claim against “REFRAN Single Member S.A.”.
12.‐ I agree to the transfer ‐by the real estate agents and as long as the contract between us is in force‐ of my name and surname (and if it is necessary for my convenience of my contact details too), to real est
ate consultants with whom they cooperate, to other real estate agencies and real estate consultants, in order for them to contact me in order to assist me faster and more efficiently.
I agree, if the above transfer takes place between RE/MAX Real Estate Offices and / or Real Estate Consultants in Greece, that the above data will also be forwarded to “REFRAN Single Member S.A. Real Estate Fr
anchising” with distinctive title "RE / MAX HELLAS", with headquarters in Panorama,Thessaloniki, Komninon Ave ‐1 Korai str., for the purpose of the control of implementation of the foreseen business practices of t
he offices and consultants of the network to ensure that faster, more transparent and more efficient service is offered to me
I agree that the real estate agents will send to me informative material, news and announcements for their latest actions, RE / MAX HELLAS actions, promotions, events and developments in the real estate mark
et, information and / or promotional notes and expression of interest for cooperation.
I agree to the transfer and disclosure by the real estate agents of my personal data to " REFRAN Single Member S.A. Real Estate Franchising " with the distinctive title "RE / MAX HELLAS", based in Panorama, The
ssaloniki, Komninon Ave – 1 Ad. Korai str for statistical purposes to manage and support the RE / MAX network in Greece and to send me newsletters, news & announcements for new actions also of RE / MAX Euro
pe, events and any significant developments in the real estate market, informative and / or promotional notes. To inform me about the processing of personal data carried out by "RE / MAX HELLAS", I was notified t
o visit the following website https://www.remax.gr/remaxhellas, and I was informed.
13.‐ The contracting parties hereby agree that for the resolution of any and all disputes that may arise in the interpretation or the implementation of the present contract, competence lies with the Courts of First In
stance of (insert name of city).
14.‐ Any modification of the present contract is possible only in writing.
In trust of all that is agreed above, the present private contract was drawn up and, after being read aloud, is signed as follows, by each of the contracting parties, and each shall receive an identical copy hereof.
