DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That SPOUSES RUDY P. GURTIZA & JUDITH V. GURTIZA, both of


legal age, Filipino citizens, and residents of San Francisco, San Fernando City, La
Union, and SPOUSES ROMULO M. VIERNES & FLORENDA G. VIERNES, also
of legal age, Filipino citizens and residents of San Francisco, San Fernando City, La
Union, hereinafter referred to as the VENDORS, and

SPOUSES RODERICK B. MARCAIDA and JOSIE A. MARCAIDA, both


of legal age, Filipino citizens and residents of Block Lot 42 Phase 4 Andi St. Oliarez
Home South Sto. Tomas, Binan, Laguna, single, a resident of Quinavite, Bauang,
La Union, hereinafter referred to as the VENDEES,

W I T N E S S E T H:

WHEREAS, VENDORS, are the registered owners of two (2) parcels of


land, more particularly described and bounded as follows:

a)A parcel of land (Lot 15, Blk-13 of the consol. Subd. Plan, Pcs-043403-
007019, being a portion of the consolidation of Lots 1, Blk 2, & Blk 7, Psd-04-
048840, LRC Rec. No. 8374), situated in Bo. Calaboso, Mun. of Binan, Prov. of
Laguna. Bounded on the SW., along line 1-2 by Lot 13, Blk-13; on the NW., along
line 2-3 by Alley 2; on the NE., along 3-4 by Lot 17, Blk-13 & and on the SE., along
line 4-1 by Lot 16, Blk-13, all of the subd. Plan. Beginning at a point marked 1 on
plan x x x x x to point of beginning, containing an area of NINETY (90) square
meters, covered by TRANSFER CERTIFICATE OF TITLE NO. T-384812, with Tax
Decl. No. _________________.

b)A parcel of land (Lot 17, Blk-13 of the consol. Subd. Plan, Pcs-043403-
007019, being a portion of the consolidation of Lots 1, Blk-2 & Blk-7, Psd-04-
048840, LRC Rec. No. 8374), situated in Bo. Calaboso, Mun. of Binan, Prov. of
Laguna. Bounded on the SW., along line 1-2 by Lot 15, Blk-13; on the NW., along
lines 2-4 by Alley 2; on the NE., along line 4-5 by Road Lot 8; and on the SE.,
along line 5-1 by Lot 18, Blk-13, all of the subd. Plan. Beginning at a point marked
1 on plan, x x x x x x to point of beginning, containing an area ONE HUNDRED
THREE (103) square meters, covered by TRANSFER CERTIFICATE OF TITLE No. T-
384813, with Tax Decl. No. _____________________.

That for and in consideration of the sum of FIVE HUNDRED THOUSAND


PESOS (P500,000.00) Philippine Currency, paid and handed to us at our entire
satisfaction by the vendees, the receipt of which is hereby acknowledged do
hereby SELL, CONVEY and TRANSFER by way of absolute sale unto said
vendees, their heirs and assigns, the above-described properties, same are free
from all liens and encumbrances;

That now and hereinafter said vendees shall be the absolute owners of the
subject of sale hereof and that we shall warrant and defend their ownership
against the claims of all persons whomsoever;

That the thirty days notice pursuant to Art. 1623 of the New Civil Code has
been complied with;
That this instrument shall be registered in the office of the Registry of
Deeds for the Calamba Branch under Act 496.

AFFIDAVIT OF NON TENANCY AND NON EXISTING IMPROVEMENT

I, DOMITILA ESTELA C. HORE, of legal age, widow, Filipino citizen, and


a resident of Bawanta, Bauang, La Union, after having been duly sworn to in
accordance with law, depose and say:

That I am the owner of a parcel of land located at Bawanta, Bauang, La


Union, with an area of ___________________________________
(_______) square meters, more or less, declared under Tax Decl. No. 2016-
07-0008-00033;

That I sold two hundred (200) square meters, northeastern portion of the
above-mentioned property to Roderick Romero Elas and Nurissa Haradji Armas;

existing improvement found thereon, same is free from all liens and
encumbrances;
