SITUATION

Lacuna Lofts operates an extensive, gated parking lot for use by their tenants and guests. However, they lacked a
security system to limit entry and a payment system to collect parking fees. As a result, they were unable to collect
any revenue from their large parking lot, and unauthorized vehicles frequently parked in spaces intended for
tenants and guests. Lacuna Lofts sought a way to monetize their parking offerings and ensure that only authorized
users had access to their facilities, all without sacrificing the convenience of their motion-activated gates. As an
events venue, Lacuna Lofts also wanted an easy and seamless way for event guests to gain access to their parking.

SOLUTION
Identifying the need to deliver security and payment solutions while maintaining convenience, ParqEx proposed
implementing a complete suite of offerings – Marketplace, Access+ Premium with License Plate Reading (LPR)
technology, Enforcer, Event Parking, and Kiosk.

Lacuna Lofts had an unsecured parking lot with a motion-activated gate that granted access to any approaching
vehicle. Therefore, it was first necessary to secure the parking lot from any unauthorized entries, while still
allowing easy access for tenants and guests. Since tenants had gotten accustomed to gaining access through
simply approaching the gate, ParqEx installed their proprietary Access+ Premium with LPR solution. This
technology enables 100% touchless entry by using a camera system to scan and validate license plates as cars pull
up, opening the gate automatically for authorized vehicles. This also enabled the property to be placed on the
ParqEx Marketplace for both short- and long-term rentals, allowing Lacuna Lofts to finally monetize their parking
facilities. Thanks to the on-site marketing signs, in-person Q&A sessions, and digital advertising all provided by
ParqEx, Lacuna Lofts had over 1000 paid parking transactions in their first month of operation.
Having successfully secured and monetized their lot, Lacuna
Lofts next sought a way to ensure seamless entry for guests
