DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS;

This Deed of Conditional Sale entered into and between;


JUAN DELA CRUZ, of legal age, single, Filipino citizen and a resident of Kayod
Marino, Pangasinan, Philippines and hereinafter referred to as the VENDOR;
And
PEDRO PENDUKO , single, of legal age, Filipino citizen and resident of Kayod
Marino, Pangasinan, Philipines, and hereinafter referred to as the VENDEE.
WITNESSETH:
That, the Vendor is the owner of a certain parcel of land which is more
particularly described and bounded as follows to wit;
“ A parcel of land located at Brgy. Kayod, Marino, Pangasinan. Declared under ,
Tax Declaration No. _______________, containing an area of TEN THOUSAND
SIX HUNDRED NINETY (10,690) SQUARE METERS-part.
That the purchase price of the above-mentioned parcel of land is amounting
TWO HUNDRED TWENTY EIGHT THOUSAND PESOS (Php 228,000.00),
Philippine Currency.
1. That the VENDEE shall pay the VENDOR a down payment of TWELVE
THOUSAND PESOS (Php 12,000.00) Philippine Currency upon signing of
this contract;
2. That the remaining balance of TWO HUNDRED SIXTEEN THOUSAND
PESOS (Php 216,000.00) shall be paid on installment basis for the period
of TWENTY FOUR (24) MONTHS starting on September 22, 2022 as a
monthly payment amounting to NINE THOUSAND PESOS (Php 9,000.00)
until full paid.
3. PORTION OF LAND, the total lot area of TWO HUNDRED (200) SQUARE
METERS the vendee is paying for;
4. A penalty charge of Two percent (2%) interest per month or a fraction
thereof on the monthly amount due shall be added to the outstanding
balance from due date thereof.
5. That the VENDEE is allowed to utilize the said lan on his advantage upon
payment of 50% amount of the purchase price.
6. That if the VENDEE fails to comply for the full consideration, the transfer of
ownership of the said land in favor of the VENDEE shall be considered null
and void.
7. That the VENDOR reserves her right of ownership over the subject land until
full payment of consideration.
8. All the expenses including the transfer of tax declaration, Lot Survey,
attorney’s fee, and approved plan and other documents are in favor of the
VENDOR.
NOW, THEREFORE, for and in consideration of the foregoing premises the
herein parties bind themselves to comply strictly with the terms and conditions
set forth in this agreement.
IN WITNESS WHEREOF, We have hereunto affixed our signatures this __ day
of August 2022 at __________________, Pangasinan, Philippines.

Pangasinan, personally appeared the above person, with their valid Id’s,
as indicated below their signatures, made known to me to be the same
persons, who executed the foregoing instrument of DEED OF
CONDITIONAL SALE, and they acknowledged and swore to me that the
same is their free acts and voluntary deeds. This instrument consists of
two (2) pages including with their instrumental witnesses.
