LEASE AGREEMENT

This Lease Agreement is executed at Gurgaon on …………………, 2022 between the following
parties:

Mr. Dheeraj Yadav S/o Sh. Hukam Singh R/o H.No. 96, Palda Road Gaon, Noorpur Jharsa,
Badshapur, Gurugram, Haryana and Rajesh Kumar S/o Sh. Nand Kishore R/o Near Shiv
Mandir, Noorpur Jharsa, Badshahpur, Gurugram, Haryana-122101 (Hereinafter called the
first party/landlord / Lessor where the terms and conditions/context so admit include its
representatives, executors, administrators, successors and assigns)

AND

M/s. ………………………. through Proprietor Mr. Sober Kamboj S/o Sh. Parveen

Kumar R/o 802, Tower B5, Tulip Voilet, Tulip Chowk, Sector-69, Badshahpur,

Gurugram, Haryana-122101 . (Hereinafter called the second party/Tenant where the terms
and conditions/context so admit include its representatives, executors, administrators, successors

and assigns)

WHEREAS the first party is the owner in possession of Shop No. 9, Ground Floor, Spaze
Corporate Park, Sector-70, Gurugram, Haryana for rent to the second party for
commercial purpose.

NOW THESE PRESENTS WITNE SSETH AS UNDER:-

1. That this tenancy shall commence from ……………. for a period of 3 years, which
will be renewable after 3 years….. ………… on the mutual consent of the first
party and second party premises.
2. That the second party shall pay the monthly rent of premises ₹ …………../-
(Rupees ………………………….. Only) in advance on or before 10th day of each
English Calendar month for which it falls due by Cheques/Draft/Cash/Internet
Banking. And the second party has deposited ₹ …………../- (Rupees
………………………….. Only) as premises security to the first party without
interest which will be refunded at the time of vacating the premises after deducting
any kind of arrears/damages.
3. That the tenant / second party will pay Electricity , Maintenance charges ( if
applicable) ,Water and Sewrage charges as per actual meter reading/bill issued by
the concerned department.
4. That the tenancy agreement may be renewed with the mutual consent of both the
parties with increment of 10% in rent.
5. That the tenant/landlord shall be entitled to terminate the lease at any time during
the initial or renewed term (s) of the lease upon serving one month previous notice
in writing or email of his/her intention so to do.
6. That the second party shall have no right, to make any addition, alteration in it
without the written permission from the first party.
7. That the second party will not apply/have alternate electricity, water and or other
such connections without the written consent of the first party.
8. That the tenant will have no right to sublet any portion / part of the tenanted portion
to any other person / relatives / agents whatsoever.
9. That the Lessee shall easefully and quietly hold and enjoy the said premises during
the lease period (s) without any interruption or disturbance by the Lessor or any
person rightfully claiming under or in trust for him her.
10. That the Lessee at the time of occupation shall see that all the sanitary electrical
and other fitting and fixtures are in perfect working order, nothing is broken or
missing, the Lessee shall be responsible to restore them in the same condition.
Natural wear and tear and damage by act of God is expected.
11. That the lessee shall be responsible to pay any breakage, damage done to the
sanitary, electrical and other fittings, fixtures during the tenancy period.
12. That the said property herein above mentioned shall be used for commercial
purpose only.
13. That the tenant shall permit the owner of his/he authorized agent to enter into the
said tenanted property for inspection / general checking or to carry out the said
work, at any responsible time.
14. That the tenant shall be responsible to attend all the minor day to day repair such
as fuses of bulbs and tubes, leakages/replacement of water taps etc., at his/her own
cost.
15. That the tenant shall comply with all laws, bye-laws, enactment, statutory rules and
regulation or local bodies, civil and other concerned authorities in respect of the
tenanted/ leased property.
16. That the owner shall not be responsible for the theft, fire, lose, damage or
destruction in the property due to the negligence of the tenant or any reason thereof.
17. That if the owner wants to sell the said property to anyone or if she requires the
same for her own use and family use, then the tenant has agreed to vacate the rented
/ leased property within one month of receiving the notice from the owner.
IN WITNESS whereof both the parties have signed on this agreement of the
date, month and year mentioned above in the presence of the witnesses.
