Introduction

I. Overview of the Current State

Land is the stage on which all human activity is

being conducted and the source of the materials need

for this conduct. Before the pandemic comes in the

lives of everyone, People transaction are face to face

just like in selling of Land and any other reality’s.

Broker and its customer nor agent meet in a shop to

talk about the price of the land, measurements and

locations and negotiate the deals. Apparently our whole

lives changes when pandemic enter people cannot meet or

hold any meetings as they want to. So we have meet to

solution the problem of all, We have created the system

to have our customer satisfaction and the company to

gain its goal.

The Realty Options Inc is still using the old-

fashioned manual way of sales service processing. That


of which contains a daily set of transactions as an old

habit which is unreliable as of today due to pandemic.

The problem arises when people are afraid to leave

their homes or do meet with one another to have

transaction even potential buyers.

They’ve seen that the existing service isn’t very

reliable and secure as of the moment. To assist the

establishment in developing sales in a trustworthy and

hassle-free manner, we recommended that they adopt

Online Land Selling with Virtual Mapping using a web

app to make the transaction between the broker and the

buyer easier.

In this system, the landowner’s and buyer’s effort

to adjoin with each other is reduced. Communication

involves giving or receiving a information to one

another thru online with the conscious intent of

eliciting and evoking a response in dealing with the

choice of land and can take a glimpse of its geographic

location.
After the instalment of the system, we would

continuously monitor it and the establishment in order

to maintain the best quality of serving a customer's

satisfaction.

II. Objective of the Study

General Objective

The general objective of this is to create an Land

property mapping and Vending using geospatial for

Realty Options Inc.

Specific Objectives

• Allow the customer to list of available properties

online.

• Allow the customer and the broker to upload and

retrieve necessary documents need for land selling

online.
• Allow the broker to see detailed reports of his

transactions to the customers.

• Allow the customer and the broker to communicate

securely thru chat.

• Provide Google Map API.

IV. Scope and Limitation

The system will be implement at Reality Options Inc

located within Iloilo City only that is suitable to the

flow of the system.

The system will function every time there is a

transaction between the broker and the customer in our

system. Brokers can simply give research, investment

ideas, and market intelligence to investing details, as

well as update, communicate via chat, compute total

pricing, and generate receipts and reports. Records

will be saved in the website's database, which will be

secure and well-organized.

If there are any transactions for the client, a

notification will appear in the system. If a client

sends a purchase agreement and decides to make an offer

on a property, a notification will be sent to the

broker's main system. The order request will be

confirmed by the broker admin, and the broker will be

the one to guide the buyer through chat, closing, and

taking possession of the property. The broker admin

will enter transaction details into the system to


manage market prices of properties and advice customers

on offers, provisions, and other related matters. The

system will automatically calculate the initial offer

and purchase agreement for the buyer's preferred area

of properties, and it will be able to generate a

receipt.
V. Significance of the Study

Customers - During pandemic, People find it hard to

look for an ideal land property. Given the situation

and certain problem, we decided to develop a web

application that will cater their needs. Looking for an

ideal land area in just one browse on the internet.

Broker - During pandemic, Brokers find it hard to

market land properties. Given the situation and certain

problem just as stated above, we decided to develop a

web application for a specific company that handle on

marketing a land property with the help of our web

application. Transactions and marketing will be

featured on the said web application.

Land Owner’s – This pandemic, land owners are

having difficult time on selling their property because

they doesn’t know how to and it’s hard for them to find

a buyers. By this web application it will help them

find buyers in quicker and easier way

Assessor office – This web application will help

local government official to determine the value of a


property to calculate taxes within the city in

efficient way.

Land and Registration Authority – This web

application will help determine and identify in easier

way if who are the one and who needs to have decrees of

registration and certificates title of the land.
