Dear Sir/Ma’am,

This application (“Application") is being made by me / us (“Applicant”) for the allotment of a Residential project by the
name of “Aradhya Homes” and other amenities, common area, facilities, services etc. being developed by 4S
Developers Pvt. Ltd. on lands admeasuring approximately 10464sqm. (The said area of 10464 sqm. Is divide into 43
plots) situated at Sector-67A, AnsalVersalia, Tehsil and District Gurugram.

4S Developers Pvt. Ltd. have registered the Real Estate Project under the provisions of the Real Estate Regulation
and Development Act, 2016 and the Real Estate Regulation and Development Rules, 2017 for the State of Haryana
“RuIes”). the Authority has duly issued the certificate of registration no. RC/REP/HARERA/GGM/411/143/2020/27;
for the Real Estate Project.

manner,asaresultofwhich.thetimingofconstruction/handingoveroftheCommonAreasoftheComplexwould be the
samefromthehandingover of aparticularBuilding. The Applicant further understands and agrees that this Agreement is
confined and limited to in its scope only to the saIe of Floor in Residential Building along with right to use car parking
space(s) and other Common Areas ("REP Common Areas") to be developed together with building ("Real Estate
Project”).

The Applicant wishes to apply for the allotment of aFloor inResidential project (“A Real Estate Project being developed
on the ResidentialLands; the description and specifications whereof is mentioned in Schedule II & Schedule III
hereinafter.

The Applicant has annexed all documents (listed in Schedule IV) required to be submitted along with this Application.
The Applicant understands and acknowledges that applications which are incomplete or deficient in any respect
and/or relevant documentary evidence can be rejected by4S Developers Pvt. Ltd.

The Applicant has sought detailed information from the promoterand has carried out full due diligence in relation to all
aspects of the Real Estate Project and the ResidentialLands, including without limitation, the rights, title, interest
obligations and limitationsthereunder,and the various sanctions(including but not muted to the Revised BuildingPlans
for the Residential Building sanctioned /approvals/permissions/documents including registrationunder the provisions of
the Act and the Rules as may be applicable to the buildings/the Real Estate Project as on date. It is only after a careful
consideration of all Project related title and other documents, drawings, approvals, facts, terms and conditions, that
the Applicant is signing and submitting this Application and paying the application money payable thereof, being fully
conscious of the Applicant’s liabilities and obligations. The Applicant has also fully satisfied himself regarding the right,
title and interest of 4S Developers Pvt. Ltd. over the said Unit and the tentative size, location and measurement of the
Unit and/or compliance with such sanctions/approvals/permissions and has/have fully satisfied and understood all
limitations and obligations in respect thereof.

The Applicant understands that this Application is an expression of interest from the Applicant to purchase the Unit
and neither constitutes any binding contract or agreement to sell in the Applicant’s favour nor would the receipt of the
amounts from the Applicant amount to any acceptance of the Application and allotment of the Unit in the Applicant’s
favor. The Applicant agrees that in the event4S Developers does not accept the Application for any reason
whatsoever, the Applicant shall not raise any objection, and the Applicant shall have no claim, right, interest, charge or
lien on the Unit applied; and the Application Amount paid by the Applicant herein shall be refundable to the Applicant
without any interest thereon.

In the event 4S Developers accepts the Application to allot the Unit, the Applicant agrees to pay the Cost of the Unit
as provided in Schedule II along with all applicable charges and taxes in the manner and as per the payment schedule
("Payment Schedule”) to be detailed out in the agreement for sale prepared in accordance with the Act and the Rules
("Agreement for Sale"). The Applicant agrees and undertakes to make timely payments of the total price as per
Payment Schedule communicated/intimated at the time of allotment of the Builder Floor. The Applicant further agrees
and undertakes to pay the other payments as demanded by 4S Developers in respect of maintenance deposit and
other charges etc.

If this Application is accepted by 4S Developers, the Applicant will be sent a written intimation ("Allotment Letter")
within 30 (thirty)daysfromthedate of submissionofthisApplication,completein all respects.However,theallotment of
theUnit in the Applicant ‘s favour shall at all times be provisional and will remain so, until signing of the Agreement for
Sale in the Applicant ‘s favour. The Applicant confirms having seen and gone through the format of the Agreement for
Sale.

If the Applicant decides to cancel/withdraw from the Real Estate Project without any fault of4S Developers, then 4S
Developerswould be entitled to forfeit the Earnest Money (10% of the total Sale consideration) paid; and balance
amount of money paid by the Applicant shall be returned by 4S Developersto the Applicant within 90 (ninety) days of
such cancellation, subject to completion of all formalities as required by 4S Developers.

The Applicant agrees to sign and execute, as and when desired by 4S Developersthe Agreement for Sale, the
Maintenance Agreement, the Conveyance Deed and/or any other papers/documents in4S Developers’s standard
format and also agrees to abide by the terms and conditions as laid down therein. The Applicant agrees to get the
Conveyance Deed registered with the concerned office.

If the Applicant is a resident outside India, the Applicant shall solely be responsible for complying with the
necessary formalities as laid down in Foreign Exchange Management Act (FEMA),1999, and
rules/guidelines made/issued and all other applicable laws including those relating to remittance of
payments, acquisition/sale/transfer of immoveable properties of India.

The Application declares and confirms that the particulars furnished by the Applicant in Schedule I herewith
are true and correct and nothing has been concealed there from.

The Applicant does hereby declare that the Application is irrevocable and that the particulars/information
provided by the Applicant are true and correct and nothing has been concealed therein.

The Applicant confirm(s) that the Applicant shall comply with all legal requirements for the purchase of
immovable property, whenever applicable, before or after execution of the Agreement for the Sale and sign
all applications and forms for the said purpose.

1. All payment shall be made in favor of “4S Developers Pvt. Ltd’.
2. All charges mentioned above are to be charged on Covered Area. The validity of price as per the price
list & payment plan are at sole discretion of company and could change at any time without prior notice.
3. Any other charges if applicable in future as per the competent Government Authority shall be extra and
borne by the client.
4. Any upward revision in future by the Government on any other charges levied after the date of booking
shall also be paid by the customer only.
5. Other Government taxes, Duty, Fee, Charges &Cesses etc. including Stamp Duty, Registration Charges
shall be extra and shall be borne by the client only.
