What is an organization?
An organization is a group of people, such as a foundation or an academy that worked together to accomplish
multiple goals and is associated to an external environment. There are different types of organization, some
organization formed to earn income for its owners but some other organization which called non-profits are
worked for public purposes. There are 3 main types of business organization Such as: (2022)
1.Public Sector Organizations:
Public Sector Organizations: Public Sector Organizations is operated and owned by the Government for the people
of the state. Source of funding for this sector usually raised through public taxes, fee and through financial transfer
from central government to local government. Example of public sectors organizations are: NHS (National Health
Service), DfT (Department for Transport), HM Revenue & Customs (HMRC) (2022)

Established in 1989, with the original name of Electronics and Information Equipment Corporation, in 2003, the

23. GET A LOAN
A. Short-term loans
(i) Represents a short-term unsecured loan of Sunshine Homes Development Joint Stock Company – The
Company parent company from Truong Minh Real Estate Trading Co., Ltd. according to Contracts No.
01.2021/HDVV/TM-XDSS dated on January 25, 2021 has a term of 12 months, no interest and Contract
No. 03.2021/HDVV/TM-XDSS dated 25 months 11 in 2021 has a term of 04 months, interest rate
3.2%/year. Interest paid at the end of the loan term. The loan principal is repaid on the due date the
maturity of the loan or any time before maturity depends on the borrower.
(ii) Represents a loan of Xuan Dinh Construction Investment Joint Stock Company - a subsidiary of the
Company from the Bank Vietnam Prosperity Commercial Joint Stock Company - Head Office under
Contract No. 5139385/HDHM/2019/VPB-XUANDINH dated 31st May January 2019 to finance the
investment costs of implementing the Sunshine City project. Loan limit is 500 billion VND. Tenor For
loans not exceeding 12 months, the specific period is specified in the debt receipt agreement. Joint Stock
Company Xuan Dinh Construction Investment signed 2 appendices to the contract to restructure the
repayment term on September 30, 2021 and November 25, 2021. Accordingly, the loan principal as of
December 31, 2021 will be paid in the period from January 13, 2022 to May 31, 2022. Loans subject to
floating interest rates, the interest rates are specified. according to each debt receipt and loan interest is
paid monthly. Xuan Dinh Construction Investment Joint Stock Company - A subsidiary of the Company
used the following assets as collateral for this loan: Certificate of land use right No. CR 666391 and
ownership of houses and other assets attached to the project land Sunshine City in Hanoi (as presented
in Notes 10, 12, 14 and 15); Future assets and property rights arising at the I.A.23-CT land lot belonging
to the Sunshine City project in Hanoi Internal (as presented in Notes 10, 12, 14 and 15); Personal
guarantee of Mr. Do Anh Tuan - Chairman of the Board of Directors of the Company, for all obligations of
the party loan at the Bank.
B. Long-term loans

(i) Represents the unsecured loan of the Parent Company under Contract No. 02.2021/HDVV/TM-XDSS
dated 15 June 2021 has a term of 24 months. The loan has no interest, interest is paid on the same
principal when the contract expires copper.
(ii) Represents a loan from Xuan Dinh Construction Investment Joint Stock Company – a subsidiary of the
Company in the Bank. Vietnam Prosperity Joint Stock Trade No. 5139385/HDHM/2019/VPB-XUANDINH
on January 31, 2019, loan limit is 500 billion VND, the term of the limit is 24 months. Loan term of
installment loans within a limit not exceeding 12 months, the specific time is specified in the debt receipt
agreement. At the 17th of the month In December 2020, the subsidiary signed the debt extension
appendix No. 01.XUANDINH/PLHD with the Bank, accordingly, the loans will is due at the latest in
January 2022. At the date of these consolidated financial statements, the loan has been paid in full.

(iii) Represents a loan from Xuan Dinh Construction Investment Joint Stock Company – a subsidiary of the
Company in the Bank. Vietnam Industry and Trade Joint Stock Company – Thu Thiem branch under
contract No. 409/2018/HDCVDADT/NHCT903-XUANDINH dated October 17, 2018 to invest in purchasing
means of transport to serve production and business activities. Duration loans for 48-month loans.
Interest rate is 10.5%/year. Principal and interest paid monthly, loan last paid on October 18, 2022. The
loan is secured by the subsidiary's means of transport (as presented in Note 12).

(iv) Bonds issued represent long-term bonds issued by Xuan Dinh Construction Investment Joint Stock
Company – Company Subsidiary of the Issuing Company to the issuer divided into 3 packages with
different tenor and issuance value. The bond issuer is An Binh Securities Joint Stock Company for the
purpose of increasing the size of working capital and serving the business operations. The subsidiary
appoints KS Securities Joint Stock Company as the representative of bondholders according to the
Bondholder Representative Contract No. 01/HDDD/XD-KSS dated March 25, 2021, 02/HDDD/XĐ-KSS
April 7, 2021, 03/HDDD/XD-KSS April 20, 2021 and ensure the performance of related obligations related
to bonds with all the right to collect, right to buy shares and right to buy contributed capital of the
subsidiary Issues arising from the loan and investment contract No. 01/HDĐT/XĐ-DAT dated March 24,
2021 and the accompanying appendix between Subsidiaries and DAT Construction Investment Joint
Stock Company. Bonds have maturities from 36 to 60 months. Original bond is repaid at maturity. Bond
