generally make all necessary arrangement to pay the aforementioned

purchase price.

NOW THIS POWER OF ATTORNEY WITNESSES AS FOLLOWS:


i. That pursuant to the foregoing and consequent upon the willingness of the
Donee to work for the eventual purchase of the said land howsoever, whether
by Itself or by others, the Donors HEREBY APPOINT the Donee as their lawful
attorney over the land the subject matter of this Power of Attorney to do all
necessary and lawful acts to ensure the purchase of the land by providing
the purchase price by Itself, solicit for buyers or generally make all necessary
arrangement to pay the aforementioned purchase price.

ii. That the Donee has the permission of the Donors to carry out a Perimeter
Survey of the said land at its own cost and fund same to ascertain the actual
area, boundaries and size of the land.

iii. That the Donors shall be bound by any of the above acts of the Donee and
the Donee is at liberty to sell the land at any price above the purchase price
stated in paragraph (4) above.

iv. The Donee is entitled to keep the amount in excess of the purchase price to
itself as its consideration/commission.

v. That this Power of Attorney here by granted shall be for One (1) year from
the date of execution.

vi. That this Power of Attorney which is a renewal of the earlier granted Power of
Attorney dated 3rd May 2021 shall be subject to renewal for another One (1)
year and shall so remain until the said land is fully and finally purchased.

vii. That where the Donors in any way or manner decide to terminate this Power
of Attorney donated before the conclusion of the sale, the Donee shall be
entitled to a refund of all the expenses incurred including the cost of the
perimeter survey whether herein or done pursuant to any previous Power of
Attorney earlier granted.
