ASSIGNMENT 4.1

One Shangri-La Place Towers is located at Ortigas Center, Mandaluyong City


which is known as a thriving commercial, entertainments hubs, and business district.
One Shangri-La Place is a mixed-use development making it relevant to the principle of
Mix Uses of Transit-Oriented Development. The condominium has two towers of
residential and has 6 levels of retail stores. It also offers a variety of high-class
amenities for leisure purposes such as hot and cold pools, a clubhouse, a fully equipped
gym, an aerobics room, and spacious areas.

It is also connected to Shangri-La Plaza which is claimed as the country’s most


established upscale shopping and lifestyle destination at the Ortigas Center. Apart from
Shangri-La Plaza, One Shangri-La Place Towers is also close to a school, hotels, other
condominiums, offices, and several shopping malls such as SM Megamall and Ayala
Malls The 30th. Thus, generating a job-producing commercial development and
providing opportunities for residential spaces to be located above and adjacent to such
developments.

The said development adheres to the Build Densely principle of


Transit-Oriented Development as well. It is mentioned earlier that the said development
is connected to the Shangri-La Plaza and Shangri-La Plaza provides a direct link to the
Shaw Boulevard station of MRT 3 which takes a 5-7 minute walk. It is situated in a
prime location making it accessible for users from different cities in the metro and
reducing auto dependency. The walkways that connect the project to other
developments within the complex provide convenience for the community residents
such as when it comes to dining options, entertainment areas, and retail shops.

The units in One Shangri-La Place Towers vary from Studio, 1 Bedroom, 2
Bedroom, 3 Bedroom, and Penthouse which makes it suitable for diverse types of
homeowners ranging from professionals, and executives, to families. This feature is
relevant to the Mix Housing Types and Prices principle of Transit-Oriented
Development. Creating high-density residential buildings increases the diversity of the
community in the area.

Lastly, One Shangri-La Place Towers is a mixed-use development that makes it


relative to the Reduce Parking Requirements principle of Transit-Oriented
Development. Since this kind of project can further reduce parking requirements in the
area by allowing shared parking.
