BACKGROUND OF THE STUDY

Governments and developers all over the globe are competing to plan, build, and develop
cities because doing so brings quality value propositions and has the ability to improve a
nation's reputation and economic might. Rapid economic development and expansion are
particularly important in Asia. Local and international investors are growing conscious of
the necessity to innovate and integrate, which is now the essence of city life and has
significant societal ramifications.

Township in general, is self contained and integrated in the social infrastructure needs,
services, shopping, entertainment and waste management. Infrastructure and services
include road network, water supply and management, electricity supply and management
and proper communication services. Social infrastructure includes schools, medicare,
recreation and community center. Shopping centre with adequate facilities should be
housed in the township itself. Proper waste management including garbage collection,
segregation, treatment and disposal with the township should be provided. And
maintenance of infrastructure and proper security and safety of the people around it.

In order to be competitive and sustainable based on township planning in future and


current era. Townships must implement green initiatives, improve energy efficiency,
identify operational issues with existing facilities and systems, as well as chances for
lowering operating costs and increasing energy efficiency.

The township in the Philippines is a planned community with easy access to all amenities
for the modern market. It is created to satisfy the demands of the contemporary urban
dweller by bringing such necessities closer to each person's door. Due to its intended
future as the city's primary industrial center, township planners should place a strong
emphasis on giving inhabitants access to employment opportunities in addition to leisure,
lifestyle, and entertainment.

In the town of Rawis Bacon, there are four barangays that are considered as urban this are
the following boundaries first Barangay Del Rosario on the north side, Barangay Balete on
the south, Barangay Poblacion on the east and Barangay Sta Cruz, which is on the west
side, is the location that the project's proponents have chosen for the township
development, which must cover at least 10 hectares. According to the 2020 Census, Rawis
Bacon, a barangay in the municipality of Bacon, in the province of Sorsogon it has 1,597
residents. This represents the whole Rawision's population. With this information, the
proponents would create a township development plan in the town of Bacon, especially in
Barangay Rawis, in order to enhance the residents' quality of life and enhance the way of
life in this locality.
STRENGTH
• The location has direct access to the major road.
• The majority of the terrain is flat.
• Quite large
• Inside the lot, there are just a few structures.
• There are natural/physical characteristics present.

WEAKNESS
• The absence of services for the residents of Rawision’s
• There is no sufficient drainage.
• The site is primarily wet by water because it is now a rice field, building infrastructure
may be hazardous.
• The location is hazardous due to its proximity to the ocean.

OPPORTUNITIES
• The site is along the National Highway.
• Parking installation.
• Easily accessible for supplies
• Adding more transit lines to the location.
• Urban town development that can meet the demands of the people, particularly the
residents of Rawis Bacon, while maintaining its uniqueness and considering sustainability

• Provide its residents with access to all essential services, points of interest, and
amenities and improve the quality of life.
• Has natural sceneries that may be used to provide visitors with pleasant and aesthetic

views.

THREATS

• Some areas are accident prone due to their proximity to a slope and bend road.

• The Rawis do not have a large enough population.

SITE DATA AND ANALYSIS

This chapter will show the presentation and analysis of the results of the study. Data
analysis such as site analysis, factual and documents observation conducted at various
governments, private offices and other related agencies, internet websites and individuals
with facts data contributing to the study.
SITE SELECTION PROCESS

The location is situated in Barangay Rawis, Bacon Sorsogon apart from the major route
Maharlika Highway. With the land development, the Radiocentric site is positioned as an
urbanizing barangay and one of the few corridors to be developed alongside urban uses
like settlements, primary transportation routes, commercial establishments, and other
institutions and promote connectivity of services and businesses between two of the
municipality's largest major hub developments. The villages, which are dispersed nearby
the barangay’s from urban areas, will be equipped with all basic amenities and services.

Barangay Rawis Bacon District Sorsogon City has a total land area of 154.7895 hectares
where 84 hectares used in agriculture, 54 hectares in residential, 16.7895 hectares is
timberland. Is located in the western part in the map of Sorsogon City Province of
Sorsogon. It is 2 kilometers away from the Municipality of Poblacion Bacon and it takes 5
minutes to reach the Barangay Hall. It is accessible by motorcycles, tricycles and jeepneys
transportation to reach the area. It is bounded on the north by Barangay Del Rosario
Bacon, on the south by Barangay Balete, on the east by Barangay Poblacion Bacon, and on
the west by Barangay Sta Cruz Bacon. It takes 5 minutes to reach the Municipality of
Bacon. There are hills and plains which are covered with coconut trees, pili trees and rice
fields. These crops serve as prime sustenance for living of the people here.There is also
Manunggol beach for a venue for picnic goers who wants to enjoy the rare benefit of
exotic freshness. There is also the Ranggas River that serve as the boundary of Poblacion
Bacon and Rawis.

MACRO SITE DATA

This is an assessment of the municipality's macro-scale in relation to the project's site.


The information shown here is taken from the Municipality of Bacon most recent
Comprehensive Land Use Plan that show some of the long-term plan that translates into
spatial and land use terms that acquire the basic requirements as follows social, physical,
economic, environmental and institutional sectors in this locality.

HISTORICAL BACKGROUND

"SO HELP ME GOD .With the last three words of the first elected officials as they were
sworn into office on May 2, 1964, Rawis finally came into existence as the youngest
barangay of Bacon and the only daughter of Barangay Sta. Cruz until 1994.

It was fitting that the Provincial Board of Sorsogon in a resolution establishing Barangay
Rawis fixed its effective simultaneously with the induction into office of the first set of
elected barangay officials.
Located along the Pacific Coast of Bacon, Rawis occupies an area of a little more than
hundred hectares of Agricultural land. Some are solely devoted to rice production, coconut
and pili and the common local minor crops occupy the dry land.

This place is also the home of some 60% of the more than a thousand inhabitants who
are mostly survivors and descendants of the original 527, 1994 Rawisnons. The allocation
of 113 home lots along the Barangay Site made it possible for the immigrants of Rawis to
outnumbered the immigrants to/from the barangay to other places.

The major sitios then and adopted at present are Lajong and Rawis Centro, Minuro and
Manunggol, Taisan, Lip-ac (part) and Buhawi (part). Rawis is also proud of the acquisition
of the 5- hectares barangay lands in 70's byway of self-help and financial assistance of
other Bacongnons of goodwill. This achievement made possible the realization of two
other important projects the establishment of elementary and secondary school systems
to which were allocated 2 hectares of the acquired sites.

The Barangay Captains within the first 3- decade's period were Mr. Dominador Depasupil
(1964-1968) Mr. Damian Dioneda (1968-1972) Mr. Jose Dogta (1972-1982) Mr.
Romulo Claveria (1982-1985) Mr. Danilo Vargas (1985-1988 Mrs. Estrella Morco
(1988-1994) Mr. Juan Dimaano (1994-2007) Mrs. Estrella Morco was re-elected up to
2013. Mr. Roderick presently chaired from 2013 up to present.

GEO – PHYSICAL ENVIRONMENT

GEOGRAPHICAL LOCATION

Rawis is part of Bacon district one of the major municipalities of Sorsogon located at the
north-east part in the Province of Sorsogon. Its location is situated within the
geographical coordinates of 13° 2' 16" North, 124° 2' 28" East has a latitude of
13.0396832 and a latitude of 124.0309204

BOUNDERIES

Rawis Bacon is bounded by the following :


A. North: Barangay Del Rosario
B. South: Barangay Balete
C. East : Barangay Poblacion
D. West: Barangay Sta. Cruz
TOPOGRAPHY

The municipality's topography ranges from flat and rolling plains for the remaining
sections to mountainous, bodies of water, valleys and hilly terrain. The rugged and hilly
regions of the northern and eastern areas around Rawis Sorsogon can easily be determine
by this photography map.

LAND RESOURCES
A land use mapping was carried out in 2020 to determine the actual land use. These land
uses were determined through field studies, aerial photo interpretation and focus group
discussions. The existing land use map shows that the majority of land in Rawis Bacon is
intended for agricultural uses, followed by forestry uses (production and protection).

CLIMATE

Rawis Bacon Sorsogon features a tropical rainforest climate with copious amount of
rainfall throughout the course of the year. There is no pronounced dry season, but it has
very pronounced maximum rain from November to January with December as the wettest
month of the year, experiencing 23 days of rain. Temperature is constant throughout the
year its average yearly rainfall is just over 2,671 mm (105.2 in). April is the driest month
of the year which only sees 12 rain days and 2,671 mm (105.2 in) of rainfall. Average
High temperature is at 38.08 °C (100.5 °F) and its Average Low temperature is at
24.5 °C (76.1 °F). The coolest month is January with a daily mean of 25.5 °C (77.9 °F)
and the hottest months are jointly April and May with a daily mean of 28 °C (82.4 °F).

NATURAL HAZARDS
FLOOD - In terms of vulnerability to flooding, the Rawis Bacon geo-hazard
assessment indicates that this barangay is affected by flooding to varying degrees and it’s
classified as vulnerable to moderate to high flooding are located in identified lower
parts of the barangay, in topographically low areas and/or near a major river and sea sides.

RAIN – INDUCED LANDSLIDE


With regards to landslide susceptibility, the barangay Rawis assessed include areas located
on and/or near slopes and river banks where landslides may occur.

STORM SURGE

SOCIAL SECTOR
Housing - In a broad sense, housing can be described as an architectural structure
designed to provide shelter from the elements. However, in a broader sense, housing
includes all auxiliary services and communal amenities that are vital to human welfare.
ECONOMIC SECTOR
Agriculture - A few new facilities have emerged to provide agri-tourism with activities. One
of the major existing tourist destinations in the municipality are eco-tourism-related
establishments that offer water-based activities, trail and hiking, and heritage tourism.

Fisheries - also one of the livelihood for Rawison’s the enterprise of raising or harvesting
fish and other aquatic life or more commonly, the site where such enterprise takes place.

Commerce and Trade - the majority of the businesses that provide services, food, retail
financing, and wholesale are all located in the municipality's core business district.

Tourism - The majority of the existing tourist attractions are eco-tourism-related


businesses that provide water-based activities, trail and hiking, and heritage tourism, with
a few firms that have emerged.

INFRASTRUCTURE

Transportation
One of the Municipality's key assets is accessibility. With the assistance of the federal
government, the municipality has been able to build access routes to and from neighboring
cities and municipalities over the years.

Currently, Pan-Philippine Highway the municipality's main thoroughfare, serves as the


backbone of mobility by giving it access to numerous travelers while also giving it the
proper exposure distinct from marketplaces. The Pan-Philippine Highway is currently being
widened, which presents an opportunity to significantly enhance this important artery. The
circumferential highways that connect barangays from the coast to those in the
agricultural core and upward to the upland barangays further support this.
Power
The Sorsogon Electric Cooperative II (SORECO II), which receives its power from the
National Power Corporation, provides the municipality with power (NPC).
Water
According to the to some families in Rawis Bacon they get their water through a shared
faucet or community water system, and the remaining households use springs and wells
for a variety of reasons. This shows that there is a stated need for better water supplies,
especially in light of the growing population.

Through access to global data sources of information and prospective markets for goods
and services, the presence of Information and Communication Technology facilities in rural
communities creates chances for development and innovation.

The proposed improvement in Rawis Bacon Sorsogon is to create a
Central Trade Locale with the concept of innovation combined with green engineering.
The plan extend will be associated and adjusted to the air of nature. It'll give people's
needs, counting natural sanitation and location availability and effectiveness.
The plan concept of the extend will offer assistance clients feel secure, comfortable
and fulfilled within the premises.

SUB – CONCEPTS
This segment should examine more point by point approach in conceptualizing
a plan arrangement that will bargains a certain perspective of the project that will point to
conceptualize the ventures in term of shape, work, time, and economy concept that
will utilized in plan consideration.

FORM CONCEPT

The defender shape of the plan concept will be Radiocentric in


which the venture.

progresses.

The idea of time is crucial to architecture. This effectively conveys a building's strength
and success. The strength and consistency of the building's materials can be maintained
with the help of appropriate and well-maintained materials. The project's development will
make use of cutting-edge equipment that may aid in building construction as well as
durable local and international materials. High-quality materials will also be employed to
increase building longevity, express modernism, and cut down on labor requirements.

ECONOMY CONCEPT
Sustainable, more useful, and structurally safe materials would be the design project's
economic premise. The environmental safety of the project will also be taken into account
while developing a building that uses natural lighting and ventilation.

STYLE GUIDING PRINCIPLE


Modern style served as the model for adoption because it is characterized by organic and
dynamic design. The building's various functions would be reflected in the materials used,
and it would mix nicely with its surroundings. This architectural design not only
demonstrates the inventiveness of the buildings, but also their comfort to the eye and
compatibility with the surroundings.
