Smith’s Cleaners provide commercial cleaning services to businesses, and employ 20 part-time

cleaners. Two of the cleaners do not speak English as their first language. They recently won a
contract to clean two floors of an office complex in a city center, Monday to Friday. Three
cleaners, working every day from 5.00 pm to 7.00 pm, clean the offices, the kitchen and toilet
areas, and machine clean the hard floors in reception. The company sometimes use temporary
workers from an agency to cover staff absences. The offices have 24-hour security cover.
Briefly explain how the risk assessment of this company can be done.
Answer
“Smith’s cleaners” is a profit oriented business via serving the other businesses to their cleaning
purpose. And this is based on human resource. Then the financial risk is there, because of the
daily changing salary rate patterns in the society. And as a business the company has to search
more opportunities to offer the service and get profits. And also being a commercial company
always have to deal with another business. There contracts, terms, conditions are applied. So
there is a legal risk too.
And the 20 employees are, part time workers. There we can see an operational risk as well as
many risks along with that. As they are part time workers, they could leave the duty at any time,
not like the permanent workers. Therefore the company will unable to complete the service.
Then the good name dissolves with reputation risk. Without employees, the company have to
face financial risks, because even without the employees, a company has a set of fixed costs to
settle, by losing the income paths the profit get lowered and stability changes.
Here, two cleaners do not speak English as their first language is another risk, because now a
days all the things in the world goes through English. Therefore the language has been a barrier
in the communication. When the communication get disturbed, the service too get improper,
because the message conveyed may be misled or misunderstand by the parties. If a problem get
pop up, the reputation risk appears.

the terms, conditions goes with the legal documents. So the contracts should be clear and
understood well. Otherwise when it comes to the actions, both the parties get uncomfortable.
The work place is two floors of an office complex in a city center. As it is situated in the city
center the employees can expose to the harmful atmosphere of the city to think about the health
risk. And also the city center can be aimed even by the terrorists too. And there are two floors to
be cleaned by three workers on weekdays from a limited time of 5.00 p.m. to 7.00 p.m.
Therefore the efficiency level is decreased due to the work load and sometimes when using the
staircase the workers will expose to health risk too. Therefore an insurance will also needed
when a worker get a trouble. Therefore again financial risk and reputation risk is seen. And when
cleaning the kitchen, the workers must be in alert, because gas leaks and fires can be happen.
And also cleaning all the areas should be done properly, because there is a risk of braking any
appliance by mistake. And when using the machine in the hard floors, it should be handled with
care, because if the machine get broken, again the company has to expense more on repairing or
newly buying.
Company uses temporary workers from and agency in the absence of staff members. Again the
legal risk is there, as dealing with another organization. And also this proves the instability of the
work force and there is operational risk, reputations risk as well as financial risk too. The offices
has 24 hour security too. Therefore for some extent the risk of robbers get decreased. But a
robbery happened, the cleansers also have to responsible on the case as they are the people
coming from outside and entering even to the kitchen area. Therefore the reputation is in a risk
here.
These are the risks which we can foresee, to prevent from happening of a hazard or to minimize
the danger of any future problem and to maintain the cleaning business well.
