BOUTIQUE SHOPPING MALL

Introduction:

A shopping arcade is a specific type of shopping precinct which is usually


distinguished in English for mall shopping by the fact that connecting walkways
are not owned by a single proprietor and are in open air. Shopping malls in 2017
accounted for 8% of retailing space. Technical innovations such as electric
lighting and escalators were introduced from the late 19th century. From the late
20th century, entertainment venues such as movie
theaters and restaurants began to be added.

The term "boutique" and also "designer" refer (with some differences) to
both goods and services which are containing some element that is claimed to
justify an extremely high price, itself called boutique pricing. As with the fine
art market, and the use of art in money laundering schemes, national
governments have to be concerned with boutique shops and the high pricing of
boutique goods as instruments in fraud and other financial schemes.

Problem Statement:

A group of young Entrepreneur (ages from 30s – 40s) wants to construct a


“1 Storey Boutique Shopping Mall” that will expand their investment and increase
their income within the next years. They bought a lot in Cavite near on a highly
urban area where subdivisions are also highly abundant, more interesting is there
are no shopping malls or other leisure activities surround the vast area of the lot.

The Owners want their Boutique mall as modern as possible and they want
also to adapt a Sustainable design to their Mall, to compete to their rival malls
such as SM Molino, SM Dasma and District Mall Dasma. They require their ideal
area for the Shopping Mall, but according to their intel, their intel said that they
should hire an Architect to do the Designs and the other parameters for the
planning of a shopping mall. This are the primary ideas of the owners for their
shopping mall project;

• Boutique Stores minimum of 50 outlet with a Standard length of 3 meters


and a width of 6 meters. This outlet includes a storage area and a mini office
• Mini Food Court with Delivery Areas
• Public Areas are included such as hallways, toilets
• A Parking Lot that will accommodate 100 - 200 slots

Problem Context:

The Area is located on Molino-Paliparan Road with a 20 meters wide Main


road with 4-way route. The commercial space is located near the subdivision of a
highly congested area of Golden City Subdivision at the left side and an Exclusive
Village of Avida Settings at the right side of the lot. It has a total area of 6,000
square meter with dimensions of 100.00 meters by 60.00 meters.
