hall including the functioning as an auditorium. Please find enclosed our detailed / preliminary
proposal for your kind consideration.

INTRODUCTION:
The proposed Army Public School, Meerut is to be designed to accommodate 734 people at a
built-up area of 8,625 Sq. ft. The auditorium houses all necessary amenities to function as a truly
multipurpose hall including sports activities and other functions.
The proposed auditorium building is in close proximity to the Army Public School main campus.
This campus is simple in style and with structures in straight lines.
The stage of the proposed auditorium design interiors creates contrast to the ordinarily treated
exteriors. The exterior of the auditorium draws inspiration and adapts architectural elements
from the existing building. The height of the auditorium is maintained as to match the height of
the structure in vicinity so as not to disturb the skyline.
Our Approach
We believe that each client is unique and so we take a unique approach to each brief. In this case
we have noted and analyzed your requirements as well as undertaking a thorough review of the
site including a general feasibility analysis and a broadly estimated costing and modeling of the
whole project. Drawing on our long experience in this area we have tailored a solution to your
exact specifications by fusing form and function to create the ideal space for you. In practical
terms we have also identified and outlined key strategic milestones in the life of the project to
ensure a smooth completion as well as accountability throughout all stages of the build and
compliance with all local and national laws and regulations.
The Proposal

Project Milestones :
A preliminary case study is being annexed herewith for your ready reference. Acceptance of the
same and consenting to entrust this project to Apex Consortium at this stage would also mean
payment of an initial advance confirmation to Apex Consortium. Further from here the following
Milestones shall ascertain and be guiding landmarks for our working together.
Milestone 1: Approval of sketches and concept drawings. Submission of these shall not take
over 20 days from the date of entrustment along with the payment of the
confirmation amount.
Milestone 2: Preparing of plans. Detailed drawings and plans shall be prepared for
discussion within 30 days of the approval of the first Milestone stage as above.
Milestone 3: Preparation & submission of planning permission application for final approval
shall be accomplished within the time frame of a fortnight after as
above.
Milestone 4: Commencement of lay out and work on the ground, shall be done on any
opportune day as suggested and decided by the Army Public School.
Milestone 5: Completion of site development and foundations shall be done as per the CPM
guidelines framed for the project.
Milestone 6: Ground floor structural work complete. This includes the structural work for
the front staircase, tea lounge, welcome area and the Balcony area.
Milestone14: Landscaping.
Milestone 15 : Final completion with stage lighting / sound testing etc.

INTERIORS
Pricing
Our fee for seeing the project through from start to completion will be Rs. 70/- per Sq ft of the
built up area. In addition to this you should also budget approximately Rs. 25/- per Sq ft on the
built-up area - for additional outsourcing of expert reports and consultancy for Structure / Air
Conditioning / Sound & Acoustic and Landscaping.
Payment Terms
10% Paid on acceptance of this architectural proposal and signing of our terms and conditions.

(Please consider & confirm these as below to formally accept our proposal and extend to us a
“go-ahead” in the project under consideration)
The following terms and conditions shall form the basis of a contract between the client
(“Client”) and M/S Apex Consortium (“Firm”) in the event that the client decides to proceed and
accepts this proposal extended under the signatures of Mr. Lakhan Tomar dated 05th May’2019.
Further :
1. The Firm agrees to provide the Architectural services outlined in this proposal for the fee
outlined as in the appended proposal detailed as above.
2. The Client undertakes to pay the fee set out above in accordance with the agreed payment
milestones.
3. The Firm undertakes to consult with the Client in order to facilitate the completion of the
agreed milestones above as well as the completion of the project as a whole.
4. The Client undertakes to provide the Firm with clear instructions and guidance when required.
5. The Firm will ensure advise with all relevant laws and prescribed regulations.
6. The Firm shall undertake all of its work with professionalism and due care.
9. Any subsequent agreement, whether written or oral, between the Firm and the Client shall
override the terms of this architectural proposal.
10. The Firm is not responsible for delays due to outside agencies such as planning or
government authorities, builders’ merchants, transporting and transit companies and/or third-
party contractors.
11. The Firm is not responsible for delays due to unforeseen eventualities or acts of God such as
poor weather, flooding, natural disaster, rioting etc.
12. The Firm is not responsible for increases in costs caused by a future rise in the costs of
materials (including outside contractors) or by a later lack of availability of those materials used
as a basis for calculated costing in our proposal.
13. The Client undertakes to insure and keep insured the site against injury to third-parties and
contractors.
14. Although every care has been taken in the preparation of this proposal it is not possible to
predict with complete certainty the cost and timescale of any architectural project at such an
early stage and the Client should allow at least a 10% margin on costs and timescales.
