Deed for Sale of Plot

This Sale Agreement is made on 8/10/2021,

Between: Muhammad Zaheer UL ISlam Cnic # 36302-0333309-7 called as seller/s & first
party.
AND Syed Taqi Ali having Cnic # 37402-7759469-9 as Roots Dream Heights Representative
called as purchaser & second party.
The first party is/are the owner of residential CBR Residencia Phase 2 Islamabad Property,
MS# 14404 Plot area 25X45 SQFT Ref of Plot : 13363 ,Plot No. 26 Street no R-9 Block:
Usman Block,
Plot type: Residential, Category General
The first party has agreed to sell the plot to the second party for a total consideration of 1200000
on this terms and conditions hereinafter given: -
1. Total area of plot is 25X45 SQFT so that total value of Plot = 1200000 from which
second party will pay Rs = 1200000/- in cash which will be adjusted in to Apartment
Single bed # 7-D purchased by first Party in Roots Dream Height (RDH) Bahria town
Rawalpindi. First party does not execute the sale deed for any reason in favor of buyer /s
or in the name of his/her/their nominees within the stipulated time, legal action will be
taken.

2. The seller has to clear all the dues on the property before executing the sale deed.
3. The buyer/s will have to execute the sale deed or transfer the said plot in his/her own name or
in the name of his/her nominee.
4. The sale deed expenses or transfer charges will be paid by the buyer/s.
5. At the time of the final payment, the seller has to hand over the clear and vacant possession of
the above said property to the buyer at the time of final payment/Execution of Sale Deed.
6.  The seller has to assure the buyer that the agreed plot is free from all sorts of encumbrances,
like mortgage, gift, sale, lien, lease agreement, decree, injunction, suit, etc.

7. Both the parties have to agree that they abide by the terms and conditions of the above stated
conditions.
Both the parties have to sign before the witnesses on the said day and date and year.
