RESPONSIBILITIES & SPECIFIC DUTIES

OA Management:

• Registration and management of RERA Mollak system.


• Initiating payment requests via bank portals for service providers in compliancy to bank & RERA guidelines.
• Liaise with Procurement team & Owners Committee in preparing annual financial budgets.
• Liaison with auditors for ensuring smooth and quick completion of RERA Budget Review and audit.
• Preparing and submitting monthly OA reports to homeowners & Quarterly report to RERA.
• Assisting homeowners with queries regarding service charge budget, invoices, statements of accounts and all
other property-related matters by phone calls & emails to ensure all concerns are efficiently addressed on time.
• Responsible for issuance of quarterly invoice from Mollak on time.
• Responsible for collection and payment follow-up.
• Liaison with officials in RERA and ERES and thorough knowledge of RERA guidelines for proper management of
building.

Real Estate Development:

• Drafting Sale & Purchase Agreement (SPA), DSR, NOCs.


• Unit registration and Title Deed issuance in Dubai Land Department through Oqood system.
• Mortgage finance arrangement with banks after getting necessary approvals from Dubai Land Department.
• Responsible for installment follow up as per payment plan.
• To ensure for handing over the property to clients on time after snags are cleared.
• Processing Escrow payments for contractors / sub-contractors through Trust Accounts System.
• Aware of legal procedures of Dubai Land Department for termination of payment defaulters.
• Liaison with different Land Department officials in Registration, Legal, Trust Accounts, Technical Administration
& ERES.
• Handling Escrow accounts for various projects and thorough knowledge of dealing escrow accounts with banks.
