a411. The Second Party agrees that the First Part

house from the Second Party in case of any breach or violation of any of the covenants / conditions
mentioned above and shall have all the rights to pursue with the matter in ths rogard

The saiddeposit is refundable to the Second Party at the time of handing over the vacant Possession of
the flat to the Firstparty withoutany interest subject to terms and conditions of thisagreement.
14. The Second Party has agreed to pay the rent to the First party at anagreed rate ofFIVE Percent
enhancementannually on the presentrent agreed i.e., Rs. 16,500/- after completion of eleven months
oftenancy from this date and in caso the lease period is extended after twelve months by a renewal
clause in the same agreement.
15. The Second party agrees to incur all repair charges related to the electrical and plumbing lines and
fixtures which are as a result of other than normal wear and tear.
16. In case the Second party vacates the houses before the completion of eleven months or before the
expiry of this agreement /tenancy, he shall have to pay a penalty of one months’ rent to the first party.

2. The Parties do hereby agree that this agreement will be in force for a period of Eleven months ont
commencing from 23/06/2019unless extended by mutual consent S ¢
The tenancy will commence from 23/06/2019 onwards or as soon as the second party takes over the
keys of the house for personal occupation whichever is later.
3. That the First Party hereby agrees to give the new flat in normal condition to the Second Party as is.
basis and the First Party also agree to receive the said flat in vacant possession in the present condition.
‘The second party agrees to pay painting charges for the flat towards maintenance to the first party at the
rate of one month's prevalent rent while vacating the house and it should be adjusted out of the advance
deposited with the first party.
4. The Second Party hereby agrees to use the Water and Electricity facility provided judiciously and to
pay / remit promptly the Electricity and Water Charges including CAUVERY WATER CHARGES of the
‘said flat to the respective authorities like BESCOM/BWSSB, as and when it becomes due and payable
and maintain/fie all bills/receipts for the same.
‘The Monthly Maintenance to be paid to the association will be borne by the tenant for as long as they
reside and any monthly dues before vacating the flat should be cleared by Tenant only.
'5.The Second Partyagrees and undertakes to keep the premises clean and tidy and other fixtures to the
flat mentioned below in good condition.
6. The Second Party hereby agrees that he will not sublet or transfer in any manner or part with
possession of the premises to any other Person.
7. The Second Party hereby agrees, and undertakes to deliver peaceful and vacant possession of the
said fiat to the First Party (by handing over the door keys) immediately after the expiry of Eleven months
unless there is an extensionof thisagreement to the contrary.
8. The Second Party hereby agrees to use the flat for purely residential purposes only and strictly no
business activities or any type of work will be carried out in the said premises.
9. The First Party and Second Party do hereby agree that this Rental Agreement can be terminated by
giving 2 Onemonth notice in writing by either of the parties including notice in the contract is not
renewed.
10. The Second Party agrees that the First Party shall have the right of entry on the saidflat let out in case
of breach of any covenants by the Second Party and can make on demand of the same.

The bunch of keys mentioned above shall be maintained by the second party safely and shall be returned
at the time of vacating the premises to the first party. Locks will have to be maintained in good condition
and shall not be replaced without the consent of the First party. In case of any damage to locks and the
keys, the same shall be replaced by the second party at his cost with the knowledge/consent of the first
party at the time of vacating the house.
Al the furniture and fixture items areonly meant for useby the second party during his stay period and
shall be neatly maintained and retumable to the first party without anydamages except normal wear and
tear. Any maintenancecost in this regard shall be borne bythe SECOND PARTY ONLY. Any damages to
the above items shall be borne by the SECOND PARTY only.
