How to choose the best location when narrowing down your home search There are several factors that may influence your decision on w here to live. See below for some important considerations w hen selecting the best area for your home search. 1. Education - Homebuyers w ho have children w ill often look for a desirable school district. From private, charter, and magnet to public school, there are an array of options. Visit local area schools and check w ith your CENTURY 21 agent to verify w here district boundaries are draw n. If you prefer private schools, make sure transportation is available w ithin your search area. 2. Staying power - Lasting home values are a concern for every homebuyer. Pay attention to the data on the local economy. The local rate of long-term employment, industry and neighborhood may affect your home's appreciation value in the years to come. Your agent can also provide you w ith information on home values in the local area. 3. Safety - Check w ith the local police department for crime statistics. A neighborhood w ith high crime, high foreclosure rates, and vandalism are w arning signs to prospective buyers. 4. Proximity to work - An easy w ay to narrow dow n your search area is to limit the proximity to your w ork. Decide if you need public transportation or easy access to highw ays, and take into consideration the distance to your w ork if you commute. 5. Location, location, location - Are parks, playgrounds, and restaurants w ithin w alking distance important to you? Perhaps you w ant more of a rural area. Understand w hat your desirable area entails to find your ideal location.

Prepare your kids for the new school year Here are six tips to get your child ready for the back-to-school season. 1. Routine - As your summer w inds dow n, begin the normal school routine early, so your children can ease into the new year. Return to early bedtimes, organized morning breakfast, and try to have lunchtime at home coincide w ith their lunch period at school. 2. Swap and shop - Organize or attend a clothing sw ap before going back-toschool shopping to save money. Once you know w hat your child needs or has outgrow n, head for the sales! 3. Fully equipped - Get all school supplies, stationery and backpacks before the first day. 4. Guided tour - Take a tour of the school before school starts, so your child can meet his/her teacher. Starting a new school year can be scary, especially if it is in a new school. If it is a new school, make sure your child know s w here to find his/her classroom, cafeteria, nurse's office and restrooms. 5. Dry run - Familiarize your child w ith the bus stop and the route to school. 6. Create excitement - Ask your child about his/her thoughts and feelings regarding the new school year. Share positive thoughts and create excitement w ith countdow n board at home.
