I. Introduction:
A. Abstract:

Warehousing has been around for years, and it has helped businesses with different storage needs.

Today, a warehouse is not simply a storage facility. Some companies offer additional services to

optimize your entire supply chain system. This helps to create time utility as goods are only

released when they are needed. Apart from using the warehouse as a place of storage, it is also

used for packaging and grading products. Warehouses reduce the fluctuations in the price of the

product by holding it when its supply exceeds the market and by releasing it when its demand is

more than its regular supply.

In this paper, we will collect detailed information of all warehouses in Ho Chi Minh city and we

will choose Danko Logistics Company as the main analysis. To be more specific, we will provide

information about Danko’s location, equipment, layout as well as the services it provides.

Moreover, we will also discuss the impact of Covid 19 on warehousing and research some

solutions.

B. The role of warehouse:


Warehousing is one of the most underappreciated aspects of the supply chain, but it is also one of

the most critical. The correct warehouse may improve the efficiency and convenience of your

whole production and distribution strategy. Warehouse, inventory management, and distribution

operations that are well-designed can boost efficiency while lowering costs. A seamless and

effective supply chain requires the storage of commodities. Raw materials, semi-finished products,

and completed products are all stored and handled in warehouses. That means warehousing should

be a top focus in your overall business plan.

C. Objectives:

Warehouse management is a significant element in supply chain management. In this report, we

aim to explore warehouses in Ho Chi Minh City, including Thu Duc City. We will collect

information about warehouses in HCMC in those aspects such as logistics company, kind of

warehouse, dimension, their material handling equipment, and their location, ect. Furthermore, we

attempt to study about Danko Logistics which is one of developing logistics company in Vietnam.

Its location, material handling equipment, service and layout are considered in this report.

Subsequently, opportunities and challenges of Danko Logistics are analyzed. Lastly, we also

mention about the impact of Covid-19 in warehouse development.

II. Warehouse database:


A. General information:

Due to the development in the Logistics and Supply Chain field and also the demand in inventory

or transportation goods of enterprises, Ho Chi Minh City nowadays has more and more

warehouses.

According to Group 1 research, there are over 100 warehouses among urban and suburban areas

of Ho Chi Minh City. However, goods are mainly imported from Cat Lai port, leading to more

vibrant warehouses in Cat Lai port area than ever before, and a much more diverse warehouse

area. Moreover, many enterprises allocate their warehouses near the Industrial Zone in order to

deliver goods easier and faster to satisfy customers' demand.

Besides, one of the most prominent benefits of warehouses in Ho Chi Minh City is well

transportation connection. It has a large river system surrounded by many deep harbors, allowing

ships of large tonnage to enter and exit, greatly helping the import and export of goods or materials.

It’s also near the largest international airport in the country: Tan Son Nhat airport. Convenient

transportation to move and trade with neighboring provinces such as Dong Nai, Binh Duong, Vung

Tau, Long An…

The sizes of warehouses are variable from 30m2, 40m2, 50m2,... and can go up to 10.000m2,

which are suitable for significant purposes.

The types of warehouses are mainly normal warehouses, cold warehouses and chilled warehouses.

About the material handling equipment, almost every warehouse in HCM has conveyors, trucks,

forklifts and reach lift trucks. Some others have advanced technological equipment such as the

ASRS system. Technology used in whs usually is lock, magnetic door, camera,etc.

About customers, there are various clients of warehouses, though manufacturers, importers,

logistics companies and small businesses are the most prominent customers.

III. Danko Logistics Company:
A. Background:

DANKO Logistics Co., Ltd was established in 2002 with the business motto to best meet the

customers’ satisfaction interests, they have been developing strongly until today. DANKO's

leadership and staff include experienced management leaders in the forwarding field, skilled,

well-trained, and dynamic sales staff along with a team of documentaries and employees.

D. Layout

The layout of Danko’s warehouse is built along U-sharp, which can ensure for most typical

products can be stored.

The loading and unloading zone is where inventory is brought into or taken away from the

warehouse. When a product comes or leaves the warehouse, a forklift is usually used.

The reception area is where incoming inventory is processed as it comes in. Here, the warehouse

team identifies, inspects, and documents all incoming items for QA and logistical purposes. Once

a shipment is “officially” received, the warehouse team will determine the optimal storage space

for the inventory.

A warehouse’s storage area is where inventory is held in preparation for outgoing delivery.

Depending on the physical makeup of the items in question, inventory may be stored directly on

the floor, stacked together, or placed on racking units — whichever method provides the most

convenience (without sacrificing quality assurance). For example, if a product is a fast-moving

product, it must be kept near the unloading zone and direct on the floor, and contrast products can

be kept on racks.

The picking area is where inventory lives before being delivered, allowing Danko to make any

necessary modifications to orders as placed, as usual, Danko checks the products by using the

barcode scanning. This may involve picking multiple items to be shipped together or picking items

to be personalized before shipping (such as jewelry to be engraved). Picking areas typically exist

and operate within or adjacent to storage areas.

Within the dispatch area, fully-prepared shipments are housed before being delivered. Unlike

storage, the items being held in dispatch have already been ordered, and are guaranteed to be sent

out within a relatively short period of time. Dispatch areas are placed in a location that allows

inventory to flow from storage to load.

Finally, offices and facilities — such as restrooms, dining areas, and break rooms are placed next

to the warehouse. Strategic placement of these different areas depends on their operational

purpose, as well as who uses them most often. For example, restrooms are placed in convenient

spots to minimize foot travel time, while offices and break rooms are placed further away from

noisy operational zones.

Danko warehouse makes its products at maximum capacity at all times, and that inventory can

flow throughout the warehouse smoothly. Furthermore, Danko warehouse is the prioritization of

inventory with a fast turnaround by enabling these items to be stored in the most accessible areas

of your facilities and maximum visibility of your inventory and storage structures at all times.

Although there is only one warehouse of 500m2, Danko is always looking for ways to optimize

the space to meet the needs of customers. As a small company specializing in providing small

domestic warehousing services, the products are mainly items that are easy to maintain and do not

require special preservation.

F. Challenges & Opportunities:

❖ Challenges:

o Excessive spending on labor


Labor employees are engaged to do a variety of activities in a warehouse, including general labor,

forklift operator, material handler, shipping and receiving monitor, shipping specialist, loader,

product picker, stock clerk, and overall warehouse manager. Most warehouses are seeking ways

to invest in technology with all of the options available today. It's a prevalent misconception that

just automation and equipment are costly. However, what many warehouse managers fail to realize

is that physical labor is not inexpensive either. According to Kane Logistics, one of the most

significant expenditures for certain warehouses is labor, which accounts for 50-70 percent of the

whole storage budget.

o Seasonality in Demand
Fluctuations in demand pose serious challenges for warehouse companies. The dip in sales due to

the recent global financial crisis resulted in major cost problems for warehouses due to increased

inventory levels. Although it did not affect all industries alike, the problem highlights the challenge

of fluctuations in demand due to forces outside the control of the warehouse. The warehouse

managers must keep pace with the upcoming trends to rearrange the products in order to match the

changes, if not, the warehouse company’s profit may be at loss.

o Full end-to-end supply chain visibility


Warehouse activities are frequently located in the supply chain's midsection. As a result, there are

several external elements beyond the company's control that might have a direct influence on the

business. Getting sight of these aspects would allow the operation to react, and this is where the

difficulty resides. Artificial intelligence can help a lot with this, giving operations a degree of

visibility, they haven't had before.

o Adapting to industry 4.0 technology


Another challenge is keeping up with the pace of technology. Some operations are currently

implementing RF and seeing this as development. However, handsfree and vision picking

available now in the market are not developing at the required pace.

❖ Opportunities:

a famous company to provides duty-free goods around the world.

IV. Impact and Opportunities of Covid-19 to Vietnam’s warehouse


sector:

A. General Information:

First recorded at Wuhan at the end of December 2019, Covid-19 is a dangerous virus which easily

spread through droplets and the minimal number of airborne particles containing this virus. At the

very beginning of the pandemic, the governments did not recognize accurately the circumstance

and the potential danger of the virus. They think this kind of virus is weak and in some aspects, it

is classified as “flu”. However, the outbreak came soon, there were millions of infected cases and

deaths. Fortunately, the authorities and residents stand together and vaccinations bring people back

to normal daily life.

Covid-19 not only attacks human well-being but also negatively affects the intercontinental

economy, including Vietnam. Vietnam's government considered people’s health as the top priority,

thereby the Ministry of Public Health was always ready to establish quarantine areas and keep

track of, and investigate infected cases. It leads to the problem that the manufacturing and

distribution processes are interrupted due to social quarantine and private isolation regulations. All

factors of Vietnam's economy are affected seriously. This situation not only slows down the

economic growth rate of the nation but also affects badly to incomes of local people.

B. Impact:

Covid-19 has a negative impact on supply chain companies as well as warehouse sector.

1. Safety of labor force:


SARS-CoV-2 is a dangerous virus that easily spreads through air and droplets. Some businesses

had to temporarily close down or even be frozen for a long period if there was any community

case in their company. Besides that, food trade techniques also were restricted because the virus

can survive in a low-temperature environment.

The working characteristics of blue-collar workers are not the same as white-collar laborers, office

workers, and students who can do tasks and business through cyberspace, and laptops while they

have to attempt production directly. In this case, all companies had to manage the manufacturing

properly and provide covid prevention models to keep both workers and businesses safe.

Therefore, some solutions were made. For example, the “Working and eating on the spot” model

is innovative pandemic prevention that first is applied by the limited liability company Fuhong

Precision Component.

2. High inventory level during pandemic:


Because of the increased demand for logistics and warehousing services during Covid-19, logistics

firms, particularly companies providing warehouse services had to change their storing and

operation strategy to be able to fulfill the orders of customers. Daily commodities and food are

two essential goods that play a vital role in daily life but transporting these goods to hard-hit areas

is a challenge. At the same time, almost logistics companies always apply a Just-in-time strategy

to minimize the inventory level of the warehouse as most as possible. It leads to the increased price

of commodities due to supply shortages.

Recognizing the issue, some warehouse companies apply a Just-in-case strategy instead of a Just-

in-time strategy by contacting many suppliers. The inventory level is also adjusted to be higher.

For instance, during Covid-19 in Ho Chi Minh city, distributor diversification and Just-in-case

strategy are two crucial methods which help local people can always buy essential products and

manufacturing processes are not collapsed.

On some special occasions like this when the purchasing power of residents is low but the goods

supplies are required frequently, JIC is a feasible solution that covers the demand better and

ensures the supply chain not to be interrupted by stocking more materials and goods although the

businesses have to pay more for holding cost.

3. Lack of Labor
To maintain the business during the Covid-19 pandemic, many warehousing companies cut off the

number of workers, and reduced the business scale. The enterprises are very difficult to find labor

sources again when production recovers after the epidemic.

The first reason is various inner layouts. Because the inner layouts of warehouses are different, if

new laborers are hired, they need a certain amount of time to get used to the work.

The second reason is wages. After maintaining the business throughout the pandemic, companies'

budget is not enough to pay staff salaries as much as before Covid. With that low-level income,

workers cannot afford daily live commodities in metropolises such as Ho Chi Minh city. Besides

that, many people think it is not worth to risk, particularly for rural people traveling to metropolises

to find jobs. If the Covid-19 outbreak occurs again and they are lockdown in the cities, with that

low-paid salaries, they cannot afford food, drugs, and other essential commodities. In that case, it

is better to stay in their hometown with their family. Their family can provide financial support

and also take care of them.

Therefore, it will take a long time for warehousing companies to tackle this problem.

C. Opportunities:

The supply chain industry, along with all other major industries, is experiencing and attempting to

manage its business in the “new normal” period. In certain aspects, Covid-19 benefits some majors

such as digital technology, cyberspace, crypto, etc. Besides that, the warehouse field also gets

several opportunities to develop during the industry 4.0 age with Covid-19 as a catalyst.

1. E-commerce:

In recent years, Vietnam’s eCommerce sector has grown rapidly and it has now established itself

as a preferred business method for both firms and individuals. The diversity of operating models,

supply chains of goods, Internet infrastructure, and modern technology has made eCommerce

become an important pillar in the development of the country’s digital economy.

Covid-19 is not the primary reason leading to the e-commerce started. However, it plays an

important role that makes its growth increase rapidly. According to the Statista website, estimated

2022 results for a total of 4.28 trillion dollars in international e-commerce sales become true in

2020.

Throughout the epidemic, the buying behavior of residents changed. They get used to shopping

online through e-commerce websites and applications due to social quarantine and self-isolation.

It results in explosive e-commerce. In 2020, the market value of this field in Vietnam reached 11.8

billion US dollars which was over threefold than its value in 2015. In the upcoming, experts

forecast e-commerce market value to keep significantly increasing. It creates good opportunities

not only for individuals but also for businesses, including warehousing companies.

However, they need to renovate or construct a distribution center or smart warehouses.

Warehouses used for e-commerce require a sorting system, internet management system,

automated devices, etc to optimize every activity to process a high volume of orders every day.

Therefore, the covid indeed somehow helps Vietnam Logistics approach and follow e-commerce

trends early, but it is also a big challenge.

2. Foreign Investment:
Chinese Government enacted the "zero-Covid" policy. Its target is to stop completely the spread

of this virus in this country. However, until 2022, the efficiency of this policy is still a question as

there are many new community cases mainly caused by Omicron. Although "Zero Covid"

minimizes the positive cases and death, Chinese people are too tired to stay at home and be in

financial difficulty, with food access. The supply chain is also disrupted. This is when many

foreign corporations and groups consider Vietnam as a potential nation to invest.

After closing the last manufacturer in China in June 2020, Samsung Electronics corporation moves

its product line and facilities to Vietnam to continue manufacturing 2 high-class products- Galaxy

G20 and Z flip. Moreover, it is estimated that in December 2022, a new Samsung R&D in Ha Noi

is finished construction and turned to use. This is the biggest-scale facility that Samsung invests

in Southeast Asia.

Besides Samsung, Pegatron tends to invest more in Vietnam. This company is best recognized as

an Apple supplier, as one of the three largest iPhone producers in China and India.

Pegatron Group previously stated in its 2020 annual report that it would continue to expand

production facilities to Vietnam and India to meet drastic changes in the supply chain. In reality,

several of Apple's partners, like Winston Corp, Inventec, and Foxconn, are aiming to relocate to

Southeast Asia, including Vietnam. Foxconn's 270 million projects in Bac Giang to manufacture

and process laptops and tablets were granted an investment certificate earlier this year.

The tendency of "big guys" in technology to shift manufacturing bases to other nations rather than

relying solely on the Chinese market is becoming increasingly apparent. In this procedure,

Vietnam and Southeast Asian countries must compete to be chosen as the new destinations.

3. Cold warehouse and modern facilities (Automation, Big data analysis, etc)

The demand for cold warehouses increased while building new ones required large capital and

lasted from 12-18 months, so supply could not increase immediately, which pushed warehouse

rental prices to skyrocket. The reason is due to the sudden increase in the demand for sending

goods of import and export enterprises affected by the Covid-19 epidemic. Enterprises importing

frozen meat are slow to consume, so the delivery time is longer. Exporting enterprises waiting for

empty containers, waiting for the departure of ships, are required to store longer than before.

According to the assessment of market research companies, the cold logistics sector (including

cold storage) in Vietnam is a minor part of the logistics industry but experience the most rapid

growth. Before the Covid-19 epidemic, the annual growth rate in this category was 11% to 12%.

Ms. Quach Thi Le Chan, Director of CASS Fruit and Vegetable Preservation Limited Liability

Company (Long An province) reports that the volume of agricultural items supplied to her

company's warehouse has lately increased. " Supply air distribution system is used in our cold

storage. It extends the length of fresh preservation by two to fourfold compared to the standard

cold warehouses, so it provides better efficiency in the current pandemic situation. Goods can be

kept for a long time. As a result, consumers may be confident in waiting for the ship, consequently

growing the export market "-Ms. Le Chan said.

According to Market Research Company JLL Vietnam, cold storage is a great investment

opportunity for real estate developers when the number of cold storage is increasing but still not

meeting all the demand. Accordingly, cold storage has 3 main segments: deep-frozen storage (from

-30 to -28 degrees Celsius), frozen storage (from -20 to -16 degrees Celsius), and cool storage

(from 2 to 4 degrees Celsius) to store food, cosmetics, and even vaccines. The business also stated

that in Vietnam, cold storage for seafood will be most efficient within a 50-kilometer radius of

ports, whereas fruit and vegetable storage should be near metropolitan areas.

warehouses.

Ms. Nguyen Tu Uyen, General Director of CMU Logistics Services Co., Ltd (HCMC) shares about

the new cold warehouse investment in Ben Luc (Long An province). "The cold storage capacity is

12,000 pallets (approximately 12,000 tons), which will be divided into various temperature zones

to store a variety of agricultural products, fruits, and seafood. Robots manage the facility to

maintain accuracy under special storage circumstances."-she said.

It indicates that Automation and Big data analysis play an important role in some operations

requiring a high level of accuracy.

VI. Conclusion:
This section summarises all the above contents and provides the conclusion.

In this report, a list of warehouses in Ho Chi Minh city is established which also includes

warehouses in Thu Duc city. There are a huge number of warehouses in such a metropolis.

However, due to information shortage, our group can only collect some of them.

Among many warehouses, Danko Logistics Company is chosen to illustrate its layout and other

sectors in Task 2. In this task, some information about Danko is listed and analyzed. Our group is

interested in its layout and challenges and opportunities list because it demonstrates that Danko

has prepared and implemented some new changes in Logistics trends, particularly eCommerce. It

is a fortune that this business provides detailed data and statistics on its website. Hence, task 2 can

be accomplished without any difficulties.

Then, in the third section, some problems that Logistics companies, especially storage services

encounter are analyzed due to Covid-19. Besides difficulties, Covid-19 also provides some great

investment opportunities in this field. Ecommerce and Cold storages are the two particularly

notable majors among many.
