Valuation Certificate

On the request of Mrs. Anjali Shrestha of Kirtipur Municipality, Kathmandu, Ward no 17,
property belonging to her, was inspected, measured and relevant notes taken during the
inspection visit on January 15, 2016 in order to assess its value and to prepare a report
incorporating all the observations and details affecting the valuation exercise. This report is
based on the facts, figures and documents supplied by the owner and on our detailed assessment
of the property vies-a-vis the surrounding locality and the prevailing development trend.
Property situated in Kirtipur Municipality, Kathmandu, Ward no 17 has been evaluated. The
property comprises of a plots of land and a residential building.

This valuation report has been prepared on the basis of examination of the relevant land
ownership papers, available cadastral map and construction drawings, physical verification of the
site, detailed discussion with relevant persons and on prevailing norms as well as procedures that
I have evolved through my experience. The opinions of value stated are based upon facts and
assumptions identified in this report at the time of preparation of this report; the valuator takes no
responsibility for the change in the values of land and building due to the changes in market
conditions. To the best of my knowledge, all matters of factual nature discussed in this report are
true and correct. No major (and minor) factors have been intentionally overlooked or withheld.

It is certified that the total market value of the combined property belonging to Mrs.Anjali
Shrestha is about NRs. 1,14,50,152.00 (One Crore Fourteen Lakhs Fifty Thousand One
Hundred Fifty Two only) equivalent to 96,682.00 Euro (Ninety Six Thousand Six Hundred
Eighty Two Euro only).

Details of this report are illustrated in the tables below which include land and building details
with value calculations.
