1.1 Parties
The “Landlord” shall include the Landlord’s successors in title and assigns. This is the person who would be entitled to
possession of the Property if the Tenant was not in possession and could be the current Landlord or someone purchasing or
inheriting the Property.
The “Landlord’s Agent” shall mean Harlows of Frome, Company Number: 01373 430522.

5.1 Pay the first payment of £65 on the 16th of April 2021 or prior to the date of taking possession. Subsequent
payments will be due on the 16th of the month starting from the 16th of May 2021.

5.2 Not assign, sub-let or part with the possession of the premises or any part of it.
5.3 Not make any additions to or structural alterations of the premises unless with specific permission granted in
writing.
5.4 Not run the engine of the motor vehicle or motor cycle whilst it is in the garage except as it may be necessary for
entering or leaving the garage, and not allow any act on the premises which may cause a nuisance, discomfort or
annoyance to neighbours.
5.5 Make good damage to the premises resulting from carelessness or neglect and not permit the accumulation of
rubbish in or on the adjoining premises
5.6 Not obstruct the common access way to the premises and adjoining premises
5.7 Keep the premises, excluding roof, main walls, main timbers and outside paintwork, in good and tenantable repair
and condition, delivering the premises up to the Landlord on the determination of the tenancy in the
aforementioned condition and entirely free from rubbish, surrendering all keys held to the premises.
5.8 Permit all agents and workmen of the Landlord to enter upon the premises at all reasonable times to view the state
and condition of the premises and to carry out any repairs or works to the premises or to adjoining premises.
5.9. On the termination of this agreement, pay the cost of a replacement lock should you fail to surrender the keys.
5.10 Notify Harlows of Frome immediately of any damage or sudden deterioration of structure or materials of garage
including roof material whether cause is accidental, unknown or otherwise.
5.12 Not keep any petrol/diesel (apart from any petrol/diesel in the tank of the motor vehicle or motor cycle) and not
more than 2 gallons of lubricating oil (except as aforesaid) stored in the premises and shall take all reasonable precautions
against fire occurring on the premises.
5.14 Not permit or suffer to be done on the Premises anything which may be, or may be likely to cause, a nuisance or
annoyance to neighbouring properties. This responsibility includes the actions and behaviour of visitors and friends of the
Tenant.
I have read and understood the conditions in this agreement and agree to keep to them.
