Designed within the 400acre Downtown Burj Dubai Masterplan, The Dubai Mall is a wondrous creation of
architecture and an experience of epic proportions.

The Dubai Mall


The dexterous design of the Mall is apparent through its identification of “streets” and “nodes” as well
as “place-making” features, aimed to engage shoppers and retailers within a mall of such majestic
scale. These “streets” are connected and continuous, allowing an uninterrupted shopper-loop
circulation with no dead ends.

Introduction

The final character and ambience of The Dubai Mall will depend considerably upon the design of each
Tenancy and the successful integration of these designs throughout the Mall. The Tenant Manual is
provided to assist Tenants, Designers and Fit-out Contractors in understanding their responsibilities, the
criteria which must be met in the design and fit-out of each individual retail Tenancy and to facilitate each
Tenancy to achieve completion on time.
This document is intended as a guide. It is imperative that all sections of this document are read and
understood by the Tenant. This document should also be read in conjunction with the Tenant’s Lease
Agreement. In the event of any discrepancies between the terms and conditions of this guide and those of
the Tenant’s Lease documentation, the Lease Agreement shall take precedence over this document.
Completion on Time
Whilst every reasonable care has been taken in providing the information contained within this document,
this information may be subject to change. The Landlord and / or its appointed Tenancy Fit-out Co-
ordinator reserve the right to make changes to the document without prior notice. In addition, the
Landlord or its representatives cannot be held responsible for any inaccuracies and Tenants are advised to
take their own precautionary measures and to exercise all reasonable care and due diligence in their shop
design and fit-out.

12.0 Gas
LPG supply will be made available for Food &
Beverage and Food Court Tenancies for

valve is provided at the F&B unit or within
individual stalls of the Food Courts.
The consumption of LPG will be metered and
charged by the Landlord or their assigned LPG
Operator at rates including amortisation of
equipment capital costs. The Tenant shall

Operator. The LPG Operator will then install
the gas meter for the Tenant. The Tenant
shall also pay the Landlord or the LPG
Operator all the necessary connection charges
