In the City of San Juan del Sur, at ___2:00 pm____in the afternoon of the __1st day of the

month of October of the year 2022. Gathered: Lorena Cardinali of legal age, single,

Merchant, who identifies with passport of the Italian Republic number YB7661373 whom we

will hereinafter call Lessor, and Mr ____________________, of legal age, married, Tourist

residing in ______________ and in transit through this city, who identifies himself with _____

Passport number ____________, who will henceforth be called Lessee. Having sufficient Civil

Legal Capacity to bind and contract and especially for the granting of this act in which they

act in their own names and Personal interest in that capacity They agree to enter into this

Lease Agreement, which will be governed by the following clauses: FIRST :(OWNERSHIP

RELATIONSHIP) Lorena Cardinali states: she is the owner of a house located in San Juan

del Sur that is the subject of a lease agreement for exclusively residential purposes.

SECOND: (RENTAL FEE) The property described and demarcated in the preceding Clause

leases the Cardinali Apartment to the Tenant, which has one bedroom, one bathroom, a

kitchen area, and a living room. On the day of taking possession of the real estate, a detailed

list of the furniture that will be delivered will be delivered, to be occupied exclusively for

residential purposes. For a monthly rental fee of five hundred and fifty United States dollars (US$

550.00) payable in US dollars, which must be paid by the Lessee in cash, without the need

for a requirement. Payments will be made at the residence of the Lessor on the _______ of

each month, starting on the ______ of August of the year 2022. - THIRD: Drinking water,

electricity and internet services are included in the price of the Canon.- FOURTH: The

Lessee agrees to pay the outstanding monthly payment until the expiration of this Contract,

being bound by the remaining month for its fulfillment, even in the event that they decide to

leave the property before the term stipulated for the entire Contract.- In the event of non-

compliance with a portion of the rental fee, it will be option of the Landlord to terminate this
Contract of mere Right and request the restitution of the dwelling house and even make use

of the right of release without the need for prior eviction, also demanding compensation for

damages, the Tenant must return the property in the same conditions in which it was

received.- FIFTH (DURATION OF THE LEASE): The duration of the lease will be twelve

calendar months, counted from as of August ___, 2022, expiring on October ___2023.-

SIXTH: The property object of this Contract may not be subleased, either totally or partially,

to third parties in accordance with Art. 2884 C without written permission from the Landlord.-

SEVENTH: The Landlord has the right to monitor the good condition of the property and

carry out the repair or remodeling work it deems appropriate, for which the Tenant must

allow the entrance to the property of the person in charge for such purpose.- EIGHTH: The

improvements made by the Lessee may only be made with the written authorization of the

Lessor, under penalty of losing the Lessee all rights over them in favor of the Lessor. -

NINTH: The Lessee is prohibited from lighting a fire to exterminate garbage, as well as

storing explosive, salty, toxic substances, and any others that damage health and are a

danger to the property. - TENTH: DEPOSIT AND RENTAL PAYMENT- THE LESSEE

hereby delivers One thousand one hundred US dollars (US$1,100.00) corresponding to

US$550.00 for the payment of the deposit and US$550.00 corresponding to the first month's

rent to cover any damage or harm that may be caused during the period of your stay in the

property at the time to terminate this contract.-ELEVENTH: ACCEPTANCE: Mr.

____________________ speaks and says that he fully accepts the terms of the lease

established in this document, knowing the purpose, value and legal significance of the same,

of the clauses general ones that ensure their validity, of the special ones that they contain

and of those that involve implicit and explicit waivers and stipulations. Being satisfied, both

lessor and lessee approve and sign.
