CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENT:

This CONTRACT entered into and executed by _____________, of legal age, Filipino, married and a
resident of ______________________, hereinafter referred to as the LESSOR;
-AND
______________________, of legal age, Filipino, married/single and a resident of
______________________, hereinafter referred to as the LESSEE;

WITNESSETH:
1. That the lessor is an owner of a certain 2-storey house located at ______________________;

2. That the term of this lease shall be ONE (1) Year, commencing on July 17, 2020 until July 17, 2021;
3. That the monthly rental of the lease premises shall be EIGHT THOUSAND (Php 8,000.00) PESOS MONTHLY
payable every 28th day of the month;

4. That the lessees shall pay the one (1) month advance and two (2) months deposit to herein lessor at the
beginning of the contract amounting to Twenty-Four Thousand (Php. 24, 000, 00) Pesos.
5. That the lessees shall shoulder the electric bill and water bill of the said leased premises;

6. That all parties herby agrees that if the lessees delayed to pay within two (2) months the lessor have the
right to terminate this contract and the lessees will vacate the said stall
7. That the premises leased have been received by the lessee in good habitable condition and agrees to keep
the same in such good and tenantable condition. Any provision of law, present or future, or any stipulation
in this agreement to the contrary notwithstanding, the lessee hereby and agrees and binds herself to
undertake at his exclusive expense, all repairs, necessary or otherwise, such as maybe required to maintain
in good state of repair. It is expressly agreed and understood, however that the lessees shall not start or
proceed with any repair work nor in any case introduce improvements or make any alterations in the leased
premises without the prior consent and approval of the lessor; and the parties agreed that all
improvements and all alterations of whatsoever nature such as may be made thereon shall, upon
completion thereof, form integral parts of the leased premises and shall not be removed there from but
shall belong to and become the exclusive property of the lessor, without any right on the part of the lessees
to the reimbursement of the cost or value thereof ;
8. That the lessees are expressly prohibited to sublet the leased premises to any one, without the express
consent of the lessor in writing;
9. The lessees shall comply with any and all laws, ordinances and regulations or orders of the National or
Municipal Government authorities arising from the use occupation and sanitation of the leased premises.
Failure to comply with said laws, ordinances and regulations or orders shall be at the exclusive risk and
expense of said lessees;
10. That the lease contract can be renewed at the option of all parties provided on written notice is served
upon the other party at least 30 days in advance prior to the date of such extension;
11. That violation of any of the above terms and condition will produce ipso facto the rescission of this contact
of lease.
