CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT entered into by and between MANILYN OBADO, of legal age,
Filipino and resident of LAUR, NUEVA ECIJA, herein after referred to as the LESSOR, and
MICHAEL BARTOLOME, of legal age, Filipino Citizen and resident of
_______________________________________________________, herein after referred to as
the LESSEE.
- WITNESSETH -
1. That the LESSOR is the owner of a house and lot located at BLK 10 LOT 7, PHASE 3,
CAMELLA NUEVA ECIJA.
2. That the LESSOR hereby agree with the said LESSEE to lease the said house in
consideration of monthly lease rental of P 17,000.00.
3. That the LESSEE shall pay the amount P 51,000.00 representing two (2) months
advance and one (1) month deposit;
4. That this contract is for a period of six (6) months starting on FEBRUARY 5, 2024 and
is renewable upon mutual consent of both parties;
5. That the LESSEE shall pay for and defray on their own expense, the consumption of
water, electric, or other utility services in lease;
6. That the LESSOR shall not be responsible for the following circumstances;
 Failure of electric and water supply
 For any articles or personal properties lost or damage in the lease premises
for whatever cause/s.
7. The LESSEE shall not directly or indirectly sublease, assign or transfer his rights over
the contract to a third parties, without the consent in writing of the LESSOR.
8. That for fire, death accidents and/or injuries suffered by third persons on account of the
use of the premises by the LESSEE or by his representative, the latter alone shall be
liable and he shall hold the LESSOR blameless thereof;
9. The LESSOR hereby expressly acknowledges that the lease is in good and in tenantable
condition complying with all laws, ordinances and regulations of City Government of
Cabanatuan, Nueva Ecija.
10. That LESSOR or authorized representative shall have the right to inspect the leased
premises at any reasonable hour of the day;
11. That all improvements to be introduced by the LESSEE shall be at their own expenses
and shall consist of woods and metals. Provided however, that upon termination of this
contract of lease, the permanent improvements introduced by the LESSEE shall be
RETAINED by the LESSOR upon the expiration of this contract however,
improvements which could be removed without any damages to the space leased may be
removed by the LESSOR.
12. That this contract can only be nullified or make void upon the mutual agreement of both
parties wherein both parties shall give each other a thirty (30) days notice before leaving
the premises.
13. That LESSEE shall maintain the leased premises in clean and sanitary condition.
14. That the maintenance expenses such as repairs attributed to the natural wear and tear and
repairs caused by the LESSEE shall be both shouldered by the latter.
15. That the said commercial stall is for business purposes only and not to be used as
residence;
16. That in case of default of payment or the LESSEE to pay monthly rental in the period of
two (2) consecutive months, the LESSOR have the power to terminate this contract and
the LESSEE shall leave the said premises immediately;
17. That these documents shall take effect upon the execution of these contract by both
parties;

IN WITNESS WHEREOF, the parties have hereunto signed this Contract of Lease at
Cabanatuan City, Nueva Ecija.

ACKNOWLEDGEMENT

BEFORE ME, a Notary Public for and in the City of Cabanatuan City this

me and to me known to be the same person who execute the forgoing instrument and they
acknowledge to me that the same is their free and voluntary deed.
