CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and entered into by and between:

JHONSON TANGAN FURIO of legal age, Filipino and resident of and with postal
address at Capitol Villas Unity St. Blk.13 Lot 4 Brgy. Carangian, Tarlac City, Tarlac, hereinafter
referred to as the LESSOR;
And

ANGELITA G. LEGAZPI of legal age, Filipino Citizen, hereinafter referred to as the


LESSEE;
WITNESSETH:

WHEREAS, the LESSOR is the legal/registered owner of one residential unit located
at Capitol Villas Unity St. Blk.13 Lot 4 Brgy. Carangian, Tarlac City, Tarlac;
WHEREAS the LESSEE is desirous of leasing the residential unit;

WHEREAS, the LESSOR hereby lease unto the the Lessee the above-mentioned
residential unit under the following terms and conditions stipulated as follows;
1. That this contract of lease shall be for a period of ONE (1) year starting on July 04, 2023
and ending on July 04, 2024, renewable upon terms and conditions that maybe agreed
upon by both parties;
2. That the Lessee shall pay to the Lessor a monthly rental of FOUR THOUSAND PESOS
(Php 4,000) per month:
3. Upon execution of this Contract of Lease, Lessee shall pay to the Lessor ONE (1)
months advance rental fee, and ONE (1) month security deposit amounting to
Php 8,000;
4. Lessee is strictly prohibited to assign, transfer or sublease the lease premises or any part
thereof without the consent of herein LESSOR;
5. Failure by the Lessee to pay two (2) consecutive monthly rental, this contract of lease is
automatically terminated. Lessee has to vacate and turnover peacefully the leased
premises to the Lessor;
6. That Lessee shall permit the Lessor to inspect the leased premises at any reasonable hour
of the day within the lease period;
7. The Lessee shall observe cleanliness on the common areas of the said leased premises
and shall take care of all the appliance/furniture that the Lessor had been approved to use
while in the lease premises;
8. The minor repairs shall be for the sole account of the LESSEE without any reimbursing
such amount for the said repair from the Lessor upon expiration of this contract;
9. That any permanent improvement of the leased premises by the Lessee with the content
of the Lessor shall be for the sole account of the Lessee. Lessee shall be liable for any
damage or injury by the agent, representative or workers caused to any person or property
during such improvement in the lease premises, and upon termination of this contract said
improvement shall become automatically owned by herein Lessor;
10. Any and all charges and fees for electric current and water service, telephone, gas and/or
other public utilities shall be for the account of the Lessee;
11. Violation of any of the terms and conditions of this contract shall be a ground of
termination thereof, and the Lessee shall immediately vacate the leased premises;
12. That upon expiration or termination of the contract, the Lessee shall peacefully surrender
the leased premises to the Lessor;
13. In case of any court action, both parties agreed to submit to the jurisdiction of the proper
court in Tarlac City.

Lease and acknowledgement to me that the same are their free and voluntary act deed.
This instrument consisting of 2 page/s, including the page on which this acknowledgement is

witnesses, and sealed with my notarial seal.
