CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This Contract of Lease is made and entered into this ___ at the City of ___ , by and
between:
___, a condominium corporation duly organized and existing under and virtue of the laws
of the Republic of the Philippines, with principal office and place of business at ___ represented
by, ___, hereinafter referred to as the LESSOR.
-and-
___, of legal age, Filipino, single, and a resident of ___, hereinafter referred to as the
LESSEE.
WITNESSETH:
WHEREAS, the LESSOR is the administrator of the property, particularly described as
_________. The property has an approximate area of 100sqm., with 2 rooms, 1 bathroom, 1
kitchen area, 1 small living area and a balcony.
WHEREAS, the lessee desires to lease unit at the building of the lessor and the latter
agreed under the following terms and conditions:

(1) EFFECTIVITY: This contract of lease shall be for a period of 1 year/s counted from ___
and until ___ . This contract may be renewed at the option of the lessor. If the lessee
desires to renew this lease, the latter shall say so in writing at least two months before the
end of this contract. In addition, upon signing the contract the lessee shall pay a security
deposit and one (1) month advance for rent.
(2) USE. The leased premises shall strictly and exclusively be used by the lessee for
residential purposes only. In addition, only three (3) persons shall occupy the unit.
(3) RENTALS: The Lessee’s monthly obligation shall be___ , Philippine Currency, in legal
tender, payable to the Lessor every 1st day of the month starting on ___ . In addition, the
Lessee will pay the electricity, telephone bill, water bill, and other utility expenses during
the duration of the lease.
(4) SECURITY DEPOSIT: The lessee shall deposit to the lessor upon signing of this contract
the amount equivalent to two months of rent or the sum of ___ , refundable to the lessee
upon the termination of this lease. The lessor shall return the deposit fifteen (15) days
after the expiration of the lease. The lessor also reserves the right to deduct from the
deposit any unpaid rent, utilities, damages, and other obligations resulting from the
violation of the provisions of this contract.
(5) MAINTENANCE AND REPAIR: The lessee is obliged to maintain cleanliness and
peaceful living conditions inside and outside the leased premises. Any expenses of repair
arising from damages knowingly caused by the lessee shall be shouldered by the lessee.
(6) ALTERATIONS: The lessee shall not make any alterations or improvements to the unit.
The lessee agrees not to alter, damage, or remove lessor’s property, including but not
limited to furniture, utility, fixture, and cable wiring, locks, keys, windows, and security
devices. Likewise, drilling of holes is not permitted in the unit.
(7) SUB-LEASE: The lessee shall not directly or indirectly sublet, allow or permit the leased
premises to be occupied in whole or in part by any person or entity without the lessor’s
written approval. Likewise, the lessee shall not assign its rights or interests provided
under the terms of this contract to any third party without the lessor’s written approval.
(8) COMMON AREAS: The lessee shall have the right to use the swimming pool, indoor
gym, meeting rooms, parking lot, and other common areas maintained by the
Condominium Association under the same rights as the lessor.
(9) PETS: The lessee may be allowed to own a pet but only limited to 1-2 any of the
following: dogs, cats, and/ or fish. No other animals may be kept in the leased premises.
The lessee shall accompany his/her pet in public places at all times and shall not be left
unattended. The lessee shall provide valid and current pet vaccinations.
(10) FIRE HAZARD: The lessee shall not keep, deposit, or store any inflammable
material or substance in the leased premises that might constitute a fire hazard.
(11) IN CASE OF VIOLATION: If the lessee violates any of the terms and conditions of
this contract, it shall result in the termination of the contract. The lessor shall give 30
days prior notice to the lessee.
(12) RETURN OF THE UNIT: Upon the expiration of the lease period, or upon the
termination of this contract, the lessee shall peaceably surrender to the lessor the
possession of the unit in a good and sanitary condition as when the lessee received it from
the lessor.
(13) FILING OF AN ACTION: In case of an action, the venue to file for an action shall be
at Naga City, Camarines Sur or the option of the complainant.

NOW THEREFORE, for and in consideration of the foregoing terms and conditions and
of the consideration, due and payable as herein provided, the parties herein have agreed, commit
and bind themselves to comply strictly and faithfully with all the terms and conditions of this
contract of lease.
