CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract executed by and between:

________________, herein represented by its General


Manager, ____________________, of legal age, with
business address at ___________________, hereinafter
referred to as the LESSOR;

- and -

_______________________, of legal age, with postal


address at _________________________, hereinafter
referred to as the LESSEE.

WITNESSETH:

WHEREAS, the LESSOR is the owner of a residential apartment unit no.


________________________________________________;

WHEREAS, the LESSEE agrees to rent the said premises under the following terms
and conditions, to wit:

NOW, THEREFORE, for and in consideration of the foregoing premises, the


Parties agree as follow:

I. PERIOD. The term of this lease shall be for ONE (1) YEAR ONLY,
particularly, from ________________ to ______________, renewable upon
mutual agreement by the parties.

II. GOODWILL PERIOD. The LESSOR has granted unto LESSEE a good
will period to make the necessary renovation in the said residential apartment
unit, with the understanding that all permanent improvements made by the
LESSEE shall form part of the leased premises upon the termination of this
Contract;

III. COST OF IMPROVEMENTS. Cost of improvements to be introduced on


the leased premises shall be for the account of the LESSEE;

IV. RENTALS. The monthly rental shall be for the amount of EIGHT
THOUSAND PESOS (P8,000.00) which is due every ____ day of the month
and upon signing of this contract the LESSEE;

V. DEPOSIT. Upon the execution of this contract the LESSEE shall pay to the
LESSOR a security deposit equivalent amount of TWO (2) MONTHS deposit
and ONE (1) MONTH advance rental in the amount of TWENTY FOUR
THOUSAND PESOS (P24,000.00).

VI. UTILITIES. Water and electricity consumption shall be for the account of
the LESSEE;

VII. TERMINATION BY THE LESSEE. Should the LESSEE intend to


terminate the contract even before its expiration the LESSOR shall be notified
in writing TWO (2) months before the intended dated of termination of the
lease; otherwise, the security deposit shall be deemed forfeited. Further, in the
event of pre-termination of this Contract and should there by postdated checks
still in the possession of the LESSOR, the same shall be returned to the
LESSEE only upon settlement of the utility bills and any other unpaid
accounts incurred by the LESSEE;

VIII. ADVANCE DEPOSIT. The advance deposit shall be refunded to the


LESSEE immediately upon peaceful surrender of the leased premises upon
the expiration of this Contract on June 14, 2019. Should the LESSEE refuse
to immediately vacate the premises upon the expiration of the contract the said
advance deposit shall be for feited;

IX. SECURITY DEPOSIT. The security deposit shall be refunded to the


LESSEE within sixty days from the expiration of the contract or upon full
settlement of the utility bills and any other unpaid accounts incurred by the
LESSEE for the period of this Contract, except in cases covered by par. VII
hereof;

X. IN THE EVENT OF TERMINATION OR EXPIRATION. Upon the


termination or expiration of this contract the LESSEE shall vacate the said
leased premises even without demand and surrender the same to the LESSOR.

IN WITNESS WHEREOF, the parties hereto have set their hands this 13 th day of
June, 2018 in Muntinlupa City.

PAGPAPATUNAY

 Na ang NAGPAPAUPA ay siyang tunay at ganap na nagmamay-ari ng isang


PAUPAHANG BAHAY, namatatagpuan sa Arandia St., Tunasan, Muntinlupa City.

 Na ang NAGPAPAUPA at ang UUPA o UMUUPA ay nagkasundo na uupahan at


papaupahan ang nasabing bahay sa ilalim ng patakaran at alituntunin na gaya ng mga
sumusunod.

1. Na ang nasabing bahay ay gagamitin lamang bilang tirahan sa loob ng


isang (1) taon na magsisimula sa ika-  _____ ng _______________, 20
_____, at magatatapos sa ika- _____ ng _______________, 20 _____,
at maaring paupahang muli sa bagong kasunduan.

2. Na ang nasabing UUPA sa bahay ay hindi hihigit sa limang (5)  tao


lamang o sila ay payapang umaayon na lilisan sa nasabing PAUPAHAN.

3. Na ang UUPA ay magbibigay ng dalawang (2) buwan na deposito at
isang (1) buwan na paunang kabayaran sa upa.

4. Na ang UUPA ay magbabayad ng halagang _______________, bilang


kabayaran o upa sa loob ng isang (1) buwan at dapat bayaran tuwing ika-
_____ ng bawat buwan.

5. Na ang nasabing __________________ buwang deposit ay hindi ibabalik ng


NAG-PAPAUPA bagkus ay dapat tapusin ng UMUUPA at ang nasabing deposito
ay magagamit lamang sa huling buwang UPAHAN.

6. Na ang buwanang singil sa KURYENTE at TUBIG/TELEPONO ay sa sariling


gastos o gugol ng UMUUPA.

7. Na kung sakaling ang UMUUPA ay hindi makakabayad ng kaukulang UPA sa


loob ng dalawang (2) buwang sunud-sunod, ang kasunduang ito ay mababaliwala
at ang UMUUPA ay pumapayag na lisanin ang naturang paupahan sa maayos at
matahimik na paraan.

8. Na ang nasabing BAHAY PAUPAHAN ay hindi gagamitin sa anumang


uri ng negosyo na labag sa batas tulad ng sugal at iba pa.

9. Na ang UMUUPA ay hindi pa-uupahan sa iba ang nasabing bahay ng walang


pahintulot o pag-sangayon ng NAGPAPAUPA o MAY-ARI ng nasabing
BAHAY PAUPAHAN.

10. Na ang UMUUPA ay susunod at tatalima sa mga kautusan at patakaran ng


pangkalinisan at pangkalusugan.

11. Na ang anumang pagkasira ng nasabing PAUPAHAN dahil sa kagagawan ng


UMUUPA ay ipapaayos o ipapagawa ng UMUUPA mula sa sariling gastos at
hindi ibabawas sa buwanang upa.

12. Na kung sakaling aalis o lilipat ang UMUUPA, kailangang may


paunang abiso sa loob ng tatlumpung  ( 30 )araw bago isagawa ang
kaukulang pag-alis o pag-lilipat.

At sa katunayan ng lahat ng ito, ang mag-kabilang panig ay nagkasundo
