CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease is entered in into this _____ day of _____ at ______________________,
by and between:

___________________________, of legal age, single/married, Filipino and a resident of


__________________________________, hereinafter called as LESSOR;

-and-

___________________________, of legal age, Filipino and with residence and postal address
at __________________________________, hereinafter called as LESSEE;

W I T N E S S E T H:

1. That the LESSOR hereby agree to lease unto LESSEE a _____ (___) door
apartment/residential house situated at __________________________________, in
consideration of the monthly rental of __________________________________
(Php______________________) Philippine Currency to be paid by the LESSEE every
month without delay on any ground whatsoever;

2. That the LESSEE shall pay for and defray all the expense for the consumption of water,
electricity, telephone and other services in the lease premises;

3. That the LESSEE shall not make or cause to be made any improvement in the leased
premises without the knowledge of consent of the LESSOR;

4. That the LESSEE shall not directly or indirectly sublease, assign, or transfer his/her rights
under this contract to a third party or parties without the consent in writing of the LESSOR;

5. That the term of the lease is for _____ (___) year/s commencing from
______________________ and expiring on ______________________ but may be
renewed by mutual agreement of the parties;

6. That there shall be an advance rental of _____ (___) month/s and deposit/s corresponding to
(___) month/s rental and in the event that the LESSEE shall fail to complete the _____
(___) year/s contract as stipulated in this agreement, then the (___) month/s deposit shall be
forfeited in favor of the LESSOR. The _____ (___) month/s advance and _____ (___)
months deposit shall be considered as non-refundable if the lessee had completed the full
term of the lease;

7. That in case on no-payment of the rental herein stipulated on the part of the LESSEE or
violated of may terms of conditions of this contract, the lease shall be considered as
automatically rescinded and the LESSOR shall have right to demand that the LESSEE
vacate the premises;

8. The LESSEE shall not paint, make alterations or changes in the electrical or plumbing
installations within the lease premises, without the prior consent of the LESSOR;

9. The LESSOR or its duly authorized representative shall have the right to inspect the leased
premises at any reasonable hour of the day;

10. The LESSEE shall not use the lease premises for drinking and gambling purposes;

11. The LESSEE is not allowed to bring and take any kinds of animals inside the premises;

12. That the lease premises can be occupied and be hebetated not more than (___) persons;

13. The LESSEE shall comply with all the sanitary rules and safety regulations, which may be
promulgated from time to time by the Local or National Government and shall keep,
maintain the leased premises in the clean and sanitary condition, and dispose all rubbish
only thru the means and in places by the LESSOR and/or Local Government Authorities
concerned;
14. That any and all violation of the terms or conditions of the contract shall subjected and the
guilty party to the payment of the cost of suit and Attorney’s fees, he/she has, in case of
court ligation.
