AFFIDAVIT OF SELLER

I, MAXIMA C. BONGCAWEL, Filipino, of legal age, widow and a resident of Galucso,

Roxas, Zamboanga del Norte, under oath, hereby deposeth and sayeth:

That I am the absolute owner and possessor of a parcel of land equivalent to an area of
SEVEN THOUSAND FOUR HUNDRED SEVENTY-SIX (7,476) SQUARE METERS which is
situated in the Barangay of Galucso, Municipality of Roxas, Province of Zamboanga del Norte,
embraced in and covered by Original Certificate of Title No. P-30155;

That the portion of the above-described of parcel of land is neither tenanted nor covered
by a contract of lease;

That I have the free and absolute disposal of the said property considering that the same
is partly my inheritance from my first husband, TEOFILO YANO, and the other half is my
conjugal share;

That I have sold to PRINCESS TEFFANY TABAÑERA, Filipino, of legal age, single and
with residence at San Antonio, Manukan, Zamboanga del Norte a portion of the above
described property equivalent to THREE HUNDRED (300) square meters and that I have
notified the adjacent owners of the property about the sale and they interposed no objection
thereon;

That I am executing this affidavit with utmost good faith, to attest to the truth and
veracity of the foregoing statements, and in compliance with the law;

METERS which is a portion of a parcel of land with a total area of SEVEN THOUSAND FOUR
HUNDRED SEVENTY-SIX (7,476) SQUARE METERS situated in the Barangay of Galucso,
Municipality of Roxas, Province of Zamboanga del Norte, embraced in and covered by Original
Certificate of Title No. P-30155;

That we bought the said land from Maxima C. Bongcawel;

That I am executing this affidavit with utmost good faith, to attest to the truth and
