{ RENTAL AGREEMENT
RENTAL Agreement is made and executed on this the 29" Day, December 2022, at
Hyd®rabad by and between:
Mr. GAJAWADA SHIVA RAMA KRISHNA, S/o. JANARDHAN GAJAWADA, aged about
39 years, Oce: Consultant, Ryo. Winst Sai Kalyan Builders, Istn Main Road, Coffee Board
Layopit, Hebbal, Kempapura, Bangolre, Karnataka-560024,
(Hereinafter called the “OWNER” which term shall mean and include all his/her legal

hhereas the TENANT hereby approached the OWNER to reside in the above said premises for
the Residential purpose and the OWNER is also willfully agreed to give the premises for lease
along with the below terms and
NOW THIS RENTAL AGREEMENT WITNESSIES AS UNDER
1. RENT: In Pursuance of this Lease Agreement the TENANT shall agree to pay monthly
rent amount of Rs,16,000/-(Rupees Sixteen Thousand Only) and for to the OWNER on or
before 5" day of every English Calendar Month.
2. ADVANCE: The TENANT has paid an amount of Rs.32,000/-(Rupees Thitty Two
Thousand Only) to the OWNER as an advance towards security deposit.
3. OTHER CHARGES: In addition to Rent the TENANT shall pay monthly usage of
Flectricity bill as per the meter readings to concerned departments. And an additional
maintenance and Water charges to be paid extra by the TENANT.
4, TENANCY PERIOD: This Rental Agreement is valid for a period of 11 Months starting.
rom 01-04-2022 shall be extended with the mutual consent of both the parties for the
further period.
5. VACATE NOTICE: (2) Two Month Advance notice should be given by either
‘TENANT or OWNER to Vacate the Premises and also cancel this Rent agreement.
6. USE OF PREMISES: The TENANT use the premises for Business and the same shall
not be for any unlawful purpose and not to store any inflammable or explosive materials.
7. That the TENANT shall keep the said premises in neat and clean condition and shall not
damage or commit any such act which may devalue the premise and if any damage is
caused to the said premises, the TENANT shall be respon
TENANT should pay minor repairs other charges for wear & tear if any of the said
premise,
8, That Tenant has agreed for every one year to increase the rent by 7% of the existing rent
up to | years after that as per market rate/mutual understanding.
9. That the First Party or their authorized agent has right to inspect the said premises at all
Reasonable times.
10. IN WITNESS WHEREOF, the OWNER and the TENANT have signed on this Rental
Agreement with their free will and consent on the date first above mentioned.
