1.

That the Flat, now giving Second Floor is Rental Agreement for a Period of 11
Months.

2. The Rent Rs.22,000/- (Rupees Twenty-Two Thousand Only) Per Month and
Advance Rs.66,000/- (Rupees Sixty-Six Thousand Only) by Cash and an Advance
Amount shall be Returnable after completion of the Agreement Period.

3. The Tenants shall Maintain the FLAT, Now Giving Second Floor clean curing the
lease period, if any minor repairs required for the existing Residence Purpose it
can be done by the tenants with his expenses or if any major repairs or required
for the same the Tenant shall take prior permission from the Owner and
subsequently, he can attend the such repairs and the necessary expenses will be
borne by the Tenants only. The Tenants shall not sub lease the FLAT, Now giving
second Floor to anyone without the knowledge of the owner.

4. The Owner Shall Pay the Municipal Taxes for the rent to the Concern Authorities.

5. During the Rental Period Neither the Owner nor the Owner nor the Tenants is not
interested to in Continuing the rent period both Parties will inform not less then
for a period of three months Prior Notice.

6. Both Owner and Tenants Max extend the Rent period after expiry of the period on
Mutual Terms and Conditions if they are interested.

7. The Tenants here by convince that they shall use the House, now giving Second
Floor for Office purpose only and not for any other purpose.

8. The Tenants will pay Electrical Bill and any other changes relating to the Office
Purpose.

9. The tenant shall not lease the Flat, Now giving second Floor to any other party
without the Knowledge of the First Party.
 Both Parties here agreed and signed this Rent Agreement on this 16th JUNE, 2023

 Whereas the absolute Owner of the House, now giving second floor is giving rent
for Staying office purpose bearing address Door No.48-18-2/23,201,2nd Floor, sirigudi
and Krishna Towers, Visakhapatnam and the tenants approach the Owner, for which the
Owner agreed for the Same after mutual discussion and deliberations both Owner and
Tenants hereby entered into this rental agreement within the following terms and
conditions.

Terms and Conditions

The Tenant has commenced their stay at the FLAT, now giving Second Floor for
Rental Agreement Commencing From 11 Months. From 16th of June 16, 2023 to 15th of
June 15, 2024 and this Agreement Valid for a period of 11 months, such that the total
period of the rental including the renewals shall not exceed 11 months as agreed
between Both Parties.
