DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is entered into and executed by and between:

Spouses MARIETTA R. GATLA married to Gregorio B. Ema,


both of legal age, Filipinos, residents of Barangay Burgos, Padre Burgos,
Quezon, Philippines, with the authority to sell parcel of land are
hereinafter referred to as the “vendors”;

in favor of

Spouses MARINELLE EMA BORRETA and ARNEL


CANDELARIA BORRETA, both of legal age, Filipinos, and residents of
Padre Burgos, Quezon, are hereinafter referred to as the “vendees”;

WITNESSETH

That Spouses MARIETTA R. GATLA and Gregorio B. Ema are the owners of a
parcel of land as evidenced in TRANSFER CERTIFICATE OF TITLE NO. T-358229
situated in the Barangay of Burgos, Municipality of Padre Burgos, Province of Quezon,
Island of Luzon, and more particularly described and bounded as follows:

“A parcel of land (Lot 462-B-1 of the subdivision plan, Psd-04-122168,


being a portion of Lot 462-B, Psd-04-002592, L.R.C. Record No. ) situated in
the Barangay of Burgos, Municipality of Padre Burgos, Province of Quezon,
Island of Luzon. Bounded on the SE., along line 1-2 by Lot 462-A; on the
SW., along line 2-3 by Lot 462-B, both of Psd-04-092952, on the NW., along
line 3-4 by Lot 462-B-2 of the subdivision plan; and on the NE., along lines
4-5-1 by Provincial Road. Beginning at a point marked ………. containing an
area of Four Hundred Ninety Eight (498) Square Meters more or less.”

NOW THEREFORE, for and in consideration of the sum of ONE HUNDRED


EIGHTY THOUSAND PESOS (Php 180,000.00) Philippine currency, receipt of which is
hereby acknowledged by the VENDORS to their full satisfaction, the VENDORS do
hereby SELL, TRANSFER, and CONVEY a portion of ONE HUNDRED EIGHTY (180)
Square meters of the above parcel of land and its improvements, unto VENDEES their
heirs, successors and assigns, absolutely and free from all liens and/or encumbrances.

That the vendors hereby undertakes that their heirs, successors, and assigns
shall warrant and defend the title to the real property subject of this DEED OF
ABSOLUTE SALE against all claims of all persons or entities. The vendors already
relinquished possession of the property subject of this agreement to the vendees and
will defend the latter against all judicial or administrative actions for eviction;
That the vendors hereby warrant valid title to and peaceful possession of the
property herein sold and conveyed and further declares that the same is free and clear
from all liens and encumbrances of any kind whatsoever.

the parties and witnesses, sealed with notarial seal and they acknowledged to me that
the same is their free and voluntary act and deed.

This instrument consists of only TWO (2) pages including this page in which this
acknowledgement is written, duly signed by the parties and their instrumental witnesses
on each and every page hereof.
